If you join Active Rain as a Realtor to become part of a  network of knowledgeable and helpful people-wonderful. There is so much information here it will take some time to even scratch the surface of the knowledge that you'll get for free. Yet if you join - fill in some basic information about yourself and leave-what is it really going to do for YOU?

Now consider your new listing. Your MLS is going to advertise the property so all local Realtors can tell their buyers about it. Yes it will likely appear on many IDX providers. Yet if that is all you really do-what is it really going to do for your Your client?

With over 75 square miles of real estate in the 60010 zip code-most of it falls under the jurisdication of one of the villages:

  • Barrington Village
  • Lake Barrington Village
  • North Barrington Village
  • South Barrington Village
  • Inverness Village
  • Deer Park Village
  • Barrington Hills Village
  • Tower Lakes Village
  • Port Barrington Village

Each has their own village hall and members which provide community policing for example business permits, building permits, waste service, re-cycling, development and restrictions and so on. Unincorporated Barrington does not have a village, all community policing is handled by the county-one could think of it as one less level of control. There is still a fair amount of real estate that is in unincorporated Barrington.

One of the areas in unincorporated Barrington is suitable as Equestrian Property. Located on the north of the village and south of Route 22, west of Route 59, many of the parcels of land here are 5 to 6 acres and some as high as 12 or 20 acres. I was recently contacted from my web site by a buyer wanting to look at a property in one of my Barrington neighborhoods.  I have featured information about the subdivision and considered I was the right Barrington IL Realtor for the job. The property in question was listed as a short sale.

I could have scheduled the appointment and met the prospect at the property, yet that is both disrespectful to the seller and calls into question the Ethics of Realtors in Barrington Illinois and anywhere else for that matter. So here is the more professional way for an agent to respond to any buyers enquiry and the outcome.

  • I first asked the email enquirer whether she had been working with another Realtor
  • I also asked what her current housing situation was in respect to a possible purchase
  • I enquired if she was approved for a mortgage or had cash to buy
  • The property in question was a short sale, so I asked if she had any knowledge about short sales and how this could affect her decision to buy a short sale

Many times the questions I ask as your future Barrington IL Realtor might seem to you to be too invasive-but if you take offense or do not want to supply me with information that allows me as a professional buyers agent to help you and provide you with the best possible service I can-then so be it. I cannot help you.

  • The buyer was also considering a Chicago city condo and yes has a Realtor in the city that has shown her many properties
  • She needed a mortgage but had a large down payment
  • The family was returning from the UK - it turns out they are British like me and a little confused about how it all works as their previous stay here they only rented
  • She had no knowledge of a short sale or what it meant

I explained that I only work with clients that are both committed to buying in my service area and that will work with me exclusively. I explained how we are all in business for ourselves and can choose how we operate our personal businesses. I informed her she should give her current Realtor the opportunity to assist her even though he is 35 miles away in the city, because he has already invested considerable time with her. Should he decide he was not interested then that would be a different outcome but in fact he is interested and is coming out to Barrington this week to show her properties in the subdivision.

So whilst I maybe a more logical choice to be her Barrington IL Realtor because:

  • I know the differences between the British and American way of buying real estate
  • I am a local Barrington IL buyers agent and therefore know more about the area
  • I have experience in both selling and buying short sales as a listing and buyers agent
  • I know what is required of her as a British Citizen to be able to apply for a mortgage here

It was Ethical of me to at least allow the first Realtor to have the opportunity. It was respectful to the seller to make sure she was not just a nosy neighbor or some-one out window shopping.

I have a property listed for sale as a short sale and for the ease of showing the home provided my sellers with a lock box. This makes it easy for other Realtors to show the property. As long as other Realtors are a member of one of our local boards they can access the property using the key inside. To access the box they require codes or a digital card as shown below. Codes are only given to members not to the general public.

sentrilock lock boxOur lock boxes are virtually indestructible and for good reason. A property key is inside and needs to be held as secure as possible. These lox boxes currently cost me $95.00 each.

My listing is a short sale and the mortgage company wanted to preserve the property especially as it is winter here. So they sent out a property preservation company to winterize the home. During the afternoon in question I got a call from the company who were on site and just giving me a heads up about what they were doing. They got my number from the for sale sign. When I asked how they were getting in they told me the owner had let them in. In fact this was true, I was expecting the owner to go that day and it just so happened they were all there together, so no need for me to go out.

A day later I decided to check the property as I was in the neighborhood. Imagine my annoyance when I discover that the Property Preservation Company decided my lock box was not worth preserving and had attempted to break into it. From what I could see they decided to try and pry it open from the top and in fact managed to split the covering plastic. But they failed to open the box.


The box still is fully functional, cannot be broken into-that little Realtor logo stopped their attempt as they could not break it anymore.

So please respect my lock box, it is not yours to break or even try to. All you had to do was call!
