It's funny because before they built on the road it was called Bobwhite Lane. Although a cul de sac it meets up to the original Bobwhite Lane which is in The Squires subdivision on the other side. Styles are varied with colonial, traditional, Georgian, a few ranches and even contemporary. Some of the homes on Laurel Drive and Wildrose Drive are waterfront with a nice sized lake in the center. You'll see little beaches and paddle boats are allowed. It's not big enough for motor boats. The local bird life can often be seen in the area and I have seen the Deer come to drink.

Below is a typical street here in Deer Park IL where there are a lot of cul de sacs. Many of the small subdivisions join together with only 1 or 2 exits to the main roads. This makes Deer Park IL a great place for raising families and when I lived in this part of Deer Park IL my boys were very young. It was safe to take them on a bike ride and as they got older I had no qualms about letting them go off and ride on their own. They could ride bikes or scooters around many streets without ever going close to a main road.

multi flo lidIf you are looking at homes for sale in Lake Barrington you may well have seen one of these in the yard and wondering whether it even belongs on this planet. After all it really does look like a space ship from a childs story book.

Lake Barrington is located in Lake County and therefore all single family homes with well and septic systems are going to have one of these somewhere in the yard, usually in the back although I have seen them at the side.

What is it? Well what you see is the lid of a Multi-Flo septic system. It's job is to aerate the homes waste water for a cleaner waste product.
Independent studies show the resultant waste is 99.999% dis-infected. It is buried beneath the ground and has multiple socks inside for filtering.

What do you do with it? Nothing. The units are locked and can only be serviced by qualified technicians. Lake County will require you to have a maintenance contract which runs at less than $200 a year. Twice yearly, in most cases Lake Cook Trenching, will come out and service the unit to make sure it is functioning correctly.

As you have a septic tank you will need to have the septic tank emptied periodically based on the number of people in your house. Ask your provider for guidance. The best course of action is to call your Multi-Flo contractor and schedule a date for your Multi-Flo to be cleaned with a full service and all worn parts to be replaced. Then call your septic emptying service and get them to come on the same day. Why? Because you need to have the multi-flo emptied as well. It is cheaper to have it all done together.

Last year we forget, had our tank emptied and forgot about the Multi-Flo. Now we are having the tank emptied again even though it is likely only about 1/3rd full because our Multi-Flo needs emptying. Excess cost to us for being negligent $235.00. If like us you do not have the Multi-Flo emptied one day when you are outside you'll notice effluent bubbling out from the top lid and inside your home, usually in the basement your alarm will be going off all the time. This means it needs cleaning and emptying.

The unit will be located close to your septic tank and there are large boulders you can buy to go over the top for aesthetic purposes.

There are other areas in Barrington that have Multi-Flo systems.

South Barrington Luxury Homes - Now is a Great Time to Buy a Luxury Home

South Barrington is just that. South of Barrington. Situated just north of I 90, south of Palatine Rd, it is all in Cook County and offers a wide range of prices for buyers. Entry into South Barrington which is considered the most expensive of all Barrington real estate, has become more affordable now we have witnessed prices falling. Many buy in South Barrington due to it's close proximity to I 90, perfect if you commute to downtown Chicago.

South Barrington is comprised of many subdivisions but prices start at around $600,000 for a 4 bedroom home built in the early 1980's. Most of the homes that are priced under $1 million were built in the 80's or 90's and in a wide variety of styles, ranches and 2 stories being the most common. You will find many homes have at least a front elevation of brick or stone, there are only a few that are all siding. Indeed many are all brick which in other areas seems to be only more common in newer construction. This is what puts South Barrington ahead in the luxury status.

So what's your budget?

$600,000 to $1,000,000 There are 21 single family homes to choose from. 4 or 5 bedrooms homes with bathrooms of 3, 4 or more. Most lots 1 or more acres.

$1,000,000 to $1,500,000. There are 17 single family homes to choose from. 4 to 6 bedrooms and up to 6 bathrooms, again 1 acre or more  lots. This price range is going to get you a good amount of square footage, 5000 square feet being about average and properties built between the 80's and today. Some features for some of these homes, in ground pools, lake front, private beach, media rooms and more.

$1,500,000 to $2,500,000. There are 9 single family homes for sale. 4 to 6 bedroom and up to 6 bathrooms. Need space? Up to 12,000 square foot available. Some very imposing entryways. Most homes built in the 90's and current decade. Most of these are custom built homes and this price range can even get you an indoor pool. Kitchens and Bathrooms in these homes should be all you would expect and more.

$2,500,000 to $6,000,000. Whilst one should not compare homes in this price band there are 12 to choose from. No more than 6 bedrooms but up to 12 bathrooms, of which 8 are full. Most were built in the current decade, with many of them being new. Space galore with up to $16,000 square feet. These are custom built homes with all the bells and whistles. Most commonly 1 to 2 acre lots. The epitome of luxury with double grand staircases, fully finished theatre rooms, in ground pools, billiard rooms, sumptuous bathrooms, even an indoor basketball court. All homes not necessarily having all the previous, but each home having it's own luxury choices.

Barrington IL Real Estate and Barrington School Boundaries

If you are in the market to buy a home in Barrington and are not familiar with the area, you should pay careful attention to the school boundaries.
I understand you may not have children that will attend the schools, but at some point in the future you will probably want to sell the home. So bear in mind that because Barrington has such a good school district if your home is outside the district, it may affect your homes re-sale and market time.

A good example of this is Barrington Hills. There are parts of Barrington Hills that go to school district 300. Buyers with over $1 million to spend on a house with 5 acres, ability to have horses and have children, will almost certainly want the kids to go to district 220. The same is true of the northern part of Lake Barrington where the kids go to Wauconda school district. There are parts of Deer Park that attend Lake Zurich schools. Likewise Barrington school district has parts of other towns attending it's high school, Fox River Grove being an example.

Every house listed for sale will have the school district information provided, and wherever possible the actual schools listed. However I do caution you the buyer to do your own research. Do not buy a house on the basis of information that is not guaranteed. Call the schools or the district offices to find out whether the school information is correct. Ask if there are any known boundary change proposals or new schools to be built. Then make an informed decision.

It never really matter to me because my children attended Christian Liberty Academy in Arlington Heights for much of their school years. My eldest is doing his final 2 years at Barrington High School, he is now a senior. However when we bought our present home in Barrington, I made sure we were in district 220, knowing that if it was not it could have a detrimental effect on re-sale.

Perhaps one of the most confusing issues about real estate transactions from a consumers side, is Dual Agency. What is it? Should I agree to it? Did my Realtor explain it sufficiently?

What is Dual Agency?

Simply this is when your listing agent, who is acting for you as a sellers agent, also becomes the buyers agent for the purchaser of your property. One property, the seller/s, the buyer/s, one agent.

What Dual Agency is Not!

If you are selling a property and utilizing an agent, you may also need to buy a new home and you ask your sellers agent to help you buy a new home. Two different properties, same client, one agent. Unless of course you buy another property listed by the same agent, and the agent now acts for the other seller and you in the transaction for that property.

Do I need to know about Dual Agency?

Absolutely you do! And absolutely every agent, whether a Realtor or not, is bound by the law to explain Dual Agency to you at the very beginning of your transaction agreement.

How do I decide whether to agree to Dual Agency?

Listen to the explanation your agent gives you and decide based on that information. If you are at all uncomfortable with what you are hearing, I would suggest you decline, as if you are not comfortable with it at the outset, you are most likely to become less comfortable with it as time goes by. Also know that in every transaction there are two sides, sellers and buyers. Both sellers and buyers have to agree to allow the agent to represent them both.

If I want to buy a home and the sellers agent has introduced me to the home, but I don't want Dual Agency, how can I buy it?

Every agent likely has a back up agent to call upon in this event to take over the buyers and become their agent. Alternatively, as long as I am not your sellers agent, call me. I would be happy to represent you as a buyers agent. I am an Accredited Buyer Representative.

So what can a licensed agent do for clients when acting as a Dual Agent?

  • Treat all clients honestly.
  • Provide information about the property to the buyer or tenant.
  • Disclose all latent material defects in the property that are known to the licensee.
  • Disclose financial qualification of the buyer or tenant to the seller or landlord.
  • Explain real estate terms.
  • Help the buyer or tenant to arrange for property inspections.
  • Explain closing costs and procedures.
  • Help the buyer compare financing alternatives.
  • Provide information about comparable properties that have sold so both clients may make educated decisions on what price to offer or accept.

What a licensee CANNOT disclose to clients when acting as a Dual Agent.

  • Confidentail information that Licensee may know about the clients, without the clients permission.
  • The price the seller or landlord will take other than the listing price, without the permission of the seller or landlord.
  • The price the buyer or tenant is willing to pay without the permission of the buyer or tenant.
  • A recommended or suggested price the buyer or tenant should offer.
  • A recommended or suggested price the seller or landlord should counter with or accept.

If you need advice on whether to agree to Dual Agency, don't ask the agent, seek advice from an Attorney.
