South Barrington Homes - A Taste of Northern Illinois Luxury Real Estate

Northern Illinois is home to some very nice communities that have luxury properties for buyers, located both in the city of Chicago and also the suburbs. The north shore area, north of Chicago, is home to communities that have been around for a long time and the homes there are often older and on typical sized lots of quarter to half an acre. They are very beautiful and if you like architectural offerings this might be the place to look for your next luxury Illinois home. If on the other hand more open green space with one to two acre lots is more your style, South Barrington homes might offer just what you are looking for in a luxury home and they are younger too. South Barrington homes are close to I-90 so if you need to commute to the city of Chicago for business or pleasure you can access the tollway within just a few minutes. This also makes it quick if you have to fly for business as South Barrington of all the Barrington villages is the closest to O'Hare airport.

South Barrington Home Styles

I would class homes in South Barrington as being primarily traditional styles. You'll see Georgian, Tudor, and even Contemporary but the bulk of the houses are going to be brick, stone and cedar siding with asphalt or cedar shake roofs. As for size, well prepare to see a wide variation. With prices starting as low as $450,000 and topping out at $6,900,000, I can find you a home with 2,250 square feet to as much as 13,000 square feet. The older homes were built in the early 1970's and as time has passed the houses have grown in square footage, features, amenities, and of course stature. Although South Barrington was incorporated in 1960 there were homes built before then but few of them remain today, having been torn down and new subdivisions built.

Active Adult Community Homes in South Barrington

Toll Brothers brought the only Active Adult living community there is to this village, and in keeping with South Barrington's luxury homes inventory, they are of course very attractive, offer up a modest 2200 to 2500 square feet of single level living with basements and have the features you would expect in any luxury home. Luxury gourmet kitchens, with granite counter tops and kitchen islands, ceramic tiles, scraped hickory wood floors, extensive crown molding and more. Of course there is the added bonuses of being in a gated community and having a 7,000 square foot club house with pool and more to keep you occupied year round.

The Gated Communities of South Barrington

Not everyone needs or wants a gated community but if you do, South Barrington's choice is expanding. Our original gated community was The Glen. Although homes here are now 20 years old there are some younger and even today a few of the lots are just now being developed. The Glen can be affordable with prices under $1 million but also has some of the higher priced larger luxurious living on Lake Adalyn, for glorious views, swimming and non powered boating. The jewel of South Barrington is now Hidden Lakes. If you can imagine it, you'll find it here. One of South Barrington's newest subdivisions it is home to select properties in a beautiful landscaped subdivision with of course, lakes! Nathan's Glen is another new gated subdivision but construction has slowed while the economy recovers. If a smaller neighborhood is what you want, take a look at Nathan's Glen.

Magnolia Pointe is another of South Barrington's top luxury homes destination subdivisions, but unlike Hidden Lakes it is not gated.

In addition to the Active Adult Community Toll Brothers have built, right next doors is The Woods of South Barrington, their single family luxury homes subdivision. Homes are very typical Toll Brothers styling and properties here are located on smaller lots. South Barrington Illinois is located in Cook County IL and has a land area of about 6.5 square miles- it was incorporated as a village in 1960. There were about 1200 residential homes in the year 2000 with on average 30 new property permits issued every year with a peak in 2006 of 118. There is not much undeveloped land in South Barrington available for homes. Some of the permits issued are for lots previously bought by owners for future custom home building.

In 1976, Alexander Stillman donated land in South Barrington to the Audubon Society of Chicago.  The Society created the Stillman Nature center, which is a prairie preserve.  The village is also understandably proud of the fact that 45 private lakes and ponds contribute to the charm of the area. The largest is an 85 acre lake in The Coves of South Barrington.

Willow Creek Church is in South Barrington and the church owns some of the undeveloped land. A large piece of commercial land has recently been developed and is now the shopping center at The Arboretum of South Barrington at Higgins Rd and Route 59.

Where is South Barrington IL. Apart from the obvious that it is south of The Village of Barrington, you'll find it north of Higgins Rd, South of Palatine Road with most of the village between Barrington Road on the East and Route 59 on the west. Residents like the easy access to I 90 to commute to Chicago by road, the children go to the award winning Barrington school district 220, don't forget the new shopping mall - The Arboretum and South Barrington is close to Saint Alexius Medical Center a full service 331 bed community hospital

South Barrington Illinois Real Estate - Perhaps you need to know more about South Barrington Homes and Vacant Land before you can decide if this is the place to be. If you want a condo or a townhome you will not find any in South Barrington. There are only single family homes on 1 to 5 acres and luxury homes also on acres and lakes. Prices in South Barrington have come down since a high in 2005, with prices for some of the smaller and older homes starting as low as $550,000. The median price has dropped from about $1 million to $875000.

Sales of homes in South Barrington over time. In 2005 we had 65 homes sold, in 2006 it dropped to 36 but has remained steady with 37 sales in 2007, 33 sales in 2008 and to date 2009 we have closed 35 sales and there are 9 homes in South Barrington under contract.

South Barrington Foreclosure Homes - Short Sale Homes - There are 4 homes listed in South Barrington as a short sale - 3 have contracts on them. There are no South Barrington Homes listed as a foreclosure. The tax records indicate 16 properties either in pre-foreclosure or bank owned. 1 of the bank owned properties is a commercial property. The other bank owned is a home but has not yet been listed for sale. The remaining 14 are in the pre-foreclosure state. Well activity has increased in all areas of Barrington in the last 5 months, December has never been this active and so prices may start to creep up next year. The Coves in South Barrington Illinois is a fabulous subdivision of homes situated around an 85 acre lake as you can see in the photo below. The two lakes in this subdivision are South Lake of The Coves (shown) and Lake of The Coves and they are reservoirs. Home to ducks and geese and other birds there is also an island in the middle. Many of the homes in The Coves have water frontage, so if you are looking for waterfront real estate in Barrington - The Coves has the largest selection of homes around a lake.

Real estate in The Coves of South Barrington is varied with most homes built in the 1970's and 1980's and a few in the 1990's - You'll find ranch homes, 2 story homes, contemporary homes, luxury homes - many with waterfront but not all - Brick is a common exterior product but not all homes have it. 2, 3 and 4 car garages and lot sizes range from 1 to 3 acres. Pricing is varied as well with homes now as low as $700,000 and as high as $2,500,000.

From Barrington Rd head north until Mundhank Rd and turn left going west. Turn right (north) on Witt Rd and The Coves is on your left. Or if coming south down Barrington Road go west on Algonquin Road, west on Penny Road and then south on Watergate Drive ( past Witt Road )

What should you look for when buying a home in The Coves - South Barrington IL - first consider that some of the homes here were built over 30 years ago and so you are less likely to find ceilings above 8 feet.  Homes of this age should have been upgraded by now so this is something you'll need to look out for. Also consider the exterior of the property. Does the roof need replacing? If cedar siding has it been well maintained and stained or painted regularly?  Look at kitchens and bathrooms, these can be costly rooms to upgrade, has the basement been finished? If there is an in-ground pool find out information if you can about the construction. Not all pools are built alike. Consider a pool inspection with your home inspection - ask if your home inspector is qualified to do a pool inspection. Cutters Run is a subdivision of  56 luxury single family homes in South Barrington IL and is divided with 19 homes in North Cutters Run and 37 homes in South Cutters Run.
