If you ever have the opportunity to drive along Brinker Road in Barrington Hills three things might come to mind.

  • So here are the Hills!
  • Where are the houses?
  • What gorgeous countryside.

Barrington Hills-Well they are not really very big hills. I think I'll call them "hillocks". Brinker Road is mostly a straight road and easy to see these little hills as you drive along up and down. The decent and ascent of our hills does not take very long but if you ride a bike around the area they sure make your legs burn.

Where are the houses?-Can you see any? Most properties on Brinker Road in Barrington Hills are pretty much buried in the acreage and well set back from the road. There are several private drives that lead to two or more homes. So if you are thinking of buying on Brinker Road you will not be able to drive by and take a peak at the house. There are a few near to the road but more commonly you'll see our 4 legged equine friends taking a gallop in their pastures or stopping for a bite to eat-their grass is lush.

Gorgeous Countryside-If you are new to Barrington Hills and drive down Brinker Road it really is a sea of countryside green trees and shrubs. The only things that might lead you to think that there are homes here are the property signs, electric wires and the mailboxes.

Barrington Hills has plenty of waterfront homes but very little will be on a river. There are numerous lakes in Barrington Hills and some are fairly large.

The 3 largest lakes are:
  • Hawley Lake
  • Hawthorn Lake
  • Keene Lake
These 3 Barrington Hills lakes are all located together on either side of Route 59 in Cook County as you head south out of the Village of Barrington. Another well known lake in Barrington Hills is Goose Lake. Then we have Mirror Lake, Lacey Lake, Twin Lakes, Dana Lake, Spring Lake, Lake Melissa and Mud Lake. Polo players, horse lovers and equestrian residents of Barrington Hills are likely to know all about The Polo Club of Barrington Hills.  Yet The Polo Club of Barrington Hills is a very well kept secret and cannot be found on an easy drive around the Barrington Hills Countryside. To visit the club you must be either a member or be invited as a guest.

So where is it and what goes on there? Although the formal address is on Bateman Road in Barrington Hills the Polo Club can only be reached by crossing private property. It is therefore necessary for the owners of that property to grant an easement for access to the polo club field. Members and guests that visit the club to play or watch matches or training must drive down a private residential road. So regardless of whether you know where it is or not, you cannot just go and watch, you must be a member or be invited. This is due to the restrictions laid down by The Village of Barrington Hills.

Barrington Hills Polo Club has both a regulation grass field with full irrigation and a regulation outdoor arena as well as 2 smaller indoor facilities for the winter months. Barrington Hills Polo can be played year round. Barrington Hills Polo Club is the only Chicago-land club to have a training school. They offer fast paced matches and training as well as a juniors club. So even if you have never played before the school can have you playing polo on your very first lesson. Teacher are USPA rated players and students follow a proven-effective program. Guys and gals all welome to join.

There is one other that is zoned for horses but has no facilities so no doubt they do not own any and therefore do not want horses as part of their lease.

The Village of Barrington Hills was incorporated in 1957 although had roots from settlers as early as 1830. With history going back 60 years and more there are many established neighborhoods in Barrington Hills. There always comes a time in a property's life when it is time to call it quits.

If you ever get a chance to review all the real estate in Barrington Hills like I do, you'll find there is such a wide variety not only in terms of age but also size and construction. We still have many homes that are rather small by todays standards even though the acreage may be perfect for you and your horses, you might not like the choice of homes. Today's generation just cannot seem to live in the small homes of "yesteryear".

The larger homes in Barrington Hills can have a much longer life expectancy as long as the property is both well maintained and also brought up to todays standards with upgrades as the years roll by. It's funny when you reflect - these homes when built were the biggest and best in town yet now are considered standard sizes. How times change.

With homes that are no longer functional on lot sizes that support much larger properties today you'll see new homes in Barrington Hills are being built on established streets and neighborhoods. Some of this is due to properties being torn down and new homes built on the same lot. For others it is land that is either being sold after years of ownership to a custom home builder or individual for a custom new home to be built, or larger parcels being divided up and new subdivisions created, yet still having at minimum 5 acres. A subdivision like that is Peraino Circle in Barrington Hills, located off Lake Cook Rd and Ridge Rd in Lake County.

Barrington Hills does not really have the subdivisions many of us are used to. These are really Planned Unit Developments and have 30 houses to hundreds. Barrington Hills Established Neighborhoods can be a single street with many properties being secluded and not really part of a typical tract home style neighborhood. This is what makes Barrington Hills so desire-able. There is no better place in Northern Illinois to just get away from it all.

I explored a neighborhood over the last weekend that is mixing new homes in Barrington Hills with existing neighborhoods. Located off Lake Cook Road just past The Jesuit Retreat, you'll find Ceasar Drive which leads to Dana Lana.  This subdivision is call Dorvillee and both streets have old and new homes. There are three new homes available for sale in Dorvillee Barrington Hills and the size of the homes is in keeping with the more established properties which were built around 1970. Prices are $4,800,000, $4,890,000 and $7,275,000 offering some sizable square foot-ages, with all the features you would expect from luxury new homes in Barrington Hills.

Does Caesar Drive and Dana Lane in Barrington Hills offer the right custom new home for you? Here are some points to consider. You'll be about 2 miles out of the Village of Barrington, so a very quick drive to the Metra Station if you commute to Chicago. You are right next door to the Elementary School-Countryside and Barrington High School is also about 2 miles away with the Junior High about 3 miles. It's quiet here! Because the neighborhood was established you can see from the photo above of a home on Dana Lane that there are already well grown established trees on this lot. Because the zoning allowed horses you'll find some of the properties here have additional garages, stables, barns or outbuildings and those that have horses have added fences to their pastures.

Pond Gate Farms offers homes that are primarily Hardie Plank siding with some front elevations in brick, Dryvit or stone. Sizes are from about 2800 to 5000 square feet and have 4 or 5 bedrooms. Located off Penny Road south of Dundee Road in Cook County the street names are:

If you are looking for larger vacant lots for sale - Barrington Hills has plenty to choose from.

There are currently 40 vacant lots for sale in Barrington Hills Illinois ranging in size from 1 acre to 25 acres. The average lot size in Barrington Hills is 5 acres and Barrington Hills is sought after by horse owners as well as buyers looking for their piece of quiet in the countryside.

The lowest priced lot os $49,000 for a 1 acre lot - and yes this is very cheap but that lot is partially in a flood plain and will not appeal to very many buyers. The remaining lots start at $400,000 for a 5 acre parcel in Spring Creek Hills and a maximum of $2,849,000 for a 12 acre parcel on Old Sutton Road.

Some Vacant lots have buildings on them. Yes this is true but due to the age of the buildings they are considered as tear downs and the real estate is being sold as a vacant lot for you to build your new dream home. Barrington Hills village has it's own rules about how much of the land you can build on, so a visit to them to find out building information is important before you start you search for a vacant lot. If you have driven around Barrington Hills you likely have seen some of the huge properties that have been built in recent years. Mansions is really the best word to describe some of them. Yet because they are placed on considerably sized lots they do not lot over bearing or our of place.

Trees or Grass. Another aspect to consider is landscaping. Do you want an open lot where you can build paddocks for horses? Or are you looking for heavily wooded areas or vacant lots that have established privacy landscaping ready for you to build inside.

School District. Not all of Barrington Hills falls in the Barrington School District of 220. Some attend district 300. Consider this from two perspectives - your children if you have them and re-sale values.

Soil Tests. Rest assured offering to purchase a vacant lot in Barrington Hills does not commit you buying land that will not work for your dream new home. You have time after your offer is accepted to make sure the village will approve your plans and that the soil will support the construction and be able to provide for well and septic. Buying a lot takes a little longer but it's worth it to make sure you can build what you want to.

Barrington Hills is considered the area that offers the most horse property  in The Barrington Area.

Most of the lots in Barrington Hills are at least 5 acres and many of them will have sand arenas if the land has been used to accommodate a horse. If you need an indoor arena then the choices are going to be more limited.

I recently showed a Barrington Hills property to a potential buyer that has a wonderful indoor arena and it was obvious that the accommodation for the horses was of paramount importance, much more so that the house for the family. That said a buyer will only consider a home if it works for the families needs as well - so sometimes you may have to wait to get the right piece of property for horse and human members of the family.

Barrington Hills Village will not permit anyone to build an indoor arena on a Barrington Hills property. A 5 acre lot is not enough for you to get a permit. If you have 10 or more acres then you are more likely to get approval for an indoor arena in Barrington Hills Illinois.

Buying and Selling Homes and Land in Barrington Hills IL - What About Those Power Lines?

Are those Power Lines going to affect the sale or purchase of a home in Barrington Hills?

First let me tell you I cannot give you the answer about how living near power lines will or will not affect your health or your children's health. I am not a Doctor or a Scientist. There are however plenty of articles online some of which talk about:

  • Alzheimer's disease
  • Cancer
  • Children and Leukemia
  • How Much EMF is Too Much
  • How Close is Too Close

I have to assume that the closer you are to them, if there are side effects then you will be more prone to those side effects.

If you have a home in Barrington Hills IL that you will be selling than be prepared for a longer marketing time than normal. There is no doubt that the human race, especially parents are cautious creatures. Some will know the area well enough and decide to skip the home completely. Others will come and look at the home and stay a very short time - they will not even consider living there. However be assured that there is a buyer for every home - yours included.

The one thing you should not do is engage any Realtor or any potential buyer in a discussion about the power lines. The buyers are going to have to do their own research and make their own minds up. Just like you did when you bought or built the house.
