Barrington Hills Homes - A Diverse Choice in Real Estate

Barrington Hills, long renowned for being the Equestrian location, has a more diverse choice than buyers might imagine.

The majority of Barrington Hills properties are located on 5 acre lots, there are some with larger parcels of land too, but there are also some small areas with 1 acre lots and even a subdivision of duplexes and homes on lot sizes about 0.2 of an acre. If you are considering Barrington Hills for your next home here a few of the options open to you:

Paganica of Barrington Hills - Remember we talked about duplexes? Well this is where you will find them, just a few. Paganica is not a huge subdivision but it is very unique for Barrington Hills. You will not be able to bring horses here! The majority of homes are single family with quarter acre lots or there-about and the sizes are between 1750 and 3000 square feet.

Peraino Circle Home in Creekside Meadows

Pondgate Farms - Need space for horses but also a budget friendly home, consider Pondgate Farms. Less than ten years old, this subdivision was built with a lower budget in mind. Was it? No not really but that's the way I look at it. The houses have great sized rooms, with up to 5500  square feet and with the Barrington Hills standard 5 acre lot, there's room for paddocks, out buildings and fencing for your horses. At $800,00 it's a pretty good price for a big house with 5 acres even if you don't need a  lot for equestrian purposes.

Creekside Meadows - Looking for new construction?  One of Barrington Hills rare events. Not only is this new construction but it is a Planned Unit Development - PUD. The vast majority of homes built in Barrington Hills are custom builds on indivisual lots. Creekside Meadows started just before the real estate market collapsed and therefore was kind of a non starter. There are only 3 homes built, although many of the lots are owned. One of the 3 homes is already foreclosed on and you can buy it for less than $1 million. However I hope you have really deep pockets as the real estate taxes are an incredible $51,828 a year. Original prices here were around $3 Million.

Barrington Hills real estate choices are diverse, but the village is known for horses and luxury.

How is the Barrington Hills real estate market is doing? We know that Barrington Hills has a different kind of real estate to other Barrington areas, mostly because it has much bigger parcels of land and because much of the area is zoned for horses. Now we are half way throuhg the year I am adding Barrington Hills as a monthly report so you can come back here often to monitor progress. Let's start with a year to date graph of the sales and market time. I'll update this every month. For now here are the Barrington Hills real estate market sales January through June 2011.

Barrington Hills never has a lot of sales in a month as it's a small village but over the year we'll see about 30 to 35 homes sold. With 116 homes for sale and 10 currently under contract, there is still an adequate demand for homes in the low to middle price ranges. The upper quartile certainly has less demand. Now let's look at sales price to list price ratios. I am going to show you the sales price as a percentage of the original list price and the final list price.

I hope you can see the numbers at the top, which show the final sales price as a percentage of the original list and final list prices. It sure shows many of the sales had to make price cuts before getting a sale. So far this year we have closed 21 sales of homes in Barrington Hills. That's more than last year to the same date when there were 15. The lowest sale price was $343,740 and the highest $3,000,000. So perhaps things are looking up, more sales and sales in a wide range of prices. It's the best time of year to have your Barrington Hills real estate on the market for sale, we know when the cold comes out the buyers go in. I am pleased to present my very first ever published video here on the web. For buyers of homes in Barrington Hills it's nice to know how quiet and tranquil it really is here. Most homes are situated on 5 acre lots and homes are well set back from the roads. As you'll see from the video many of the homes cannot be seen from the street at all.

Real Estate Sales in Barrington Hills-Market Data 2010 Compared to 2009

Anyone who owns real estate is interested in the market and whether we are at the bottom, near the bottom, or maybe even moving off the bottom. Market data for real estate in Barrington Hills on a month by month basis will tell us very little. However if we compare year to year then we should see some trends.

I have prepared reports for the other areas of Barrington: Lake Barrington, North Barrington, South Barrington, Lake Barrington Shores and Wynstone, and they each show an increase in sales in 2010 compared to 2009. Listing price to sales price ratios are all fairly similar although North Barrington has struggled with sales. So now we'll see how Barrington Hills real estate sales in 2010 did.

If you ever have the opportunity to drive along Brinker Road in Barrington Hills three things might come to mind.

  • So here are the Hills!
  • Where are the houses?
  • What gorgeous countryside.

Barrington Hills-Well they are not really very big hills. I think I'll call them "hillocks". Brinker Road is mostly a straight road and easy to see these little hills as you drive along up and down. The decent and ascent of our hills does not take very long but if you ride a bike around the area they sure make your legs burn.

Where are the houses?-Can you see any? Most properties on Brinker Road in Barrington Hills are pretty much buried in the acreage and well set back from the road. There are several private drives that lead to two or more homes. So if you are thinking of buying on Brinker Road you will not be able to drive by and take a peak at the house. There are a few near to the road but more commonly you'll see our 4 legged equine friends taking a gallop in their pastures or stopping for a bite to eat-their grass is lush.

Gorgeous Countryside-If you are new to Barrington Hills and drive down Brinker Road it really is a sea of countryside green trees and shrubs. The only things that might lead you to think that there are homes here are the property signs, electric wires and the mailboxes.

Barrington Hills has plenty of waterfront homes but very little will be on a river. There are numerous lakes in Barrington Hills and some are fairly large.

The 3 largest lakes are:
  • Hawley Lake
  • Hawthorn Lake
  • Keene Lake
These 3 Barrington Hills lakes are all located together on either side of Route 59 in Cook County as you head south out of the Village of Barrington. Another well known lake in Barrington Hills is Goose Lake. Then we have Mirror Lake, Lacey Lake, Twin Lakes, Dana Lake, Spring Lake, Lake Melissa and Mud Lake. There are numerous other waterfront properties on smaller ponds in Barrington Hills providing a good choice if you are looking for Waterfront Homes in Barrington Hills.

So what is available for sale? There are currently 25 Barrington Hills Waterfront Homes For Sale with prices from $470,000 to $15,500,000. House sizes range from 2500 square feet and up and lot sizes are a quarter acre for a home in Paganica up to 14.5 acres. Many of these larger homes are young in age - we have a few built in the early 1900's that have been lovingly maintained and offer a great opportunity to buy a part of the history of Barrington Hills.

Polo players, horse lovers and equestrian residents of Barrington Hills are likely to know all about The Polo Club of Barrington Hills.  Yet The Polo Club of Barrington Hills is a very well kept secret and cannot be found on an easy drive around the Barrington Hills Countryside. To visit the club you must be either a member or be invited as a guest.

So where is it and what goes on there? Although the formal address is on Bateman Road in Barrington Hills the Polo Club can only be reached by crossing private property. It is therefore necessary for the owners of that property to grant an easement for access to the polo club field. Members and guests that visit the club to play or watch matches or training must drive down a private residential road. So regardless of whether you know where it is or not, you cannot just go and watch, you must be a member or be invited. This is due to the restrictions laid down by The Village of Barrington Hills.

Barrington Hills Polo Club has both a regulation grass field with full irrigation and a regulation outdoor arena as well as 2 smaller indoor facilities for the winter months. Barrington Hills Polo can be played year round. Barrington Hills Polo Club is the only Chicago-land club to have a training school. They offer fast paced matches and training as well as a juniors club. So even if you have never played before the school can have you playing polo on your very first lesson. Teacher are USPA rated players and students follow a proven-effective program. Guys and gals all welome to join.

As nearly all of Barrington Hills real estate is comprised of 5 acre lots or more it stands to reason that any property with a lot of this size is likely to attract tenants looking for not just a home to rent but somewhere they can bring their horses as well.

In many cases where a client is looking for horse property to rent and wants Barrington Hills, it is the horses that are more important than the humans. The horse facilities must be right and the house must adequately fill the needs of the 2 legged tenants. Also keep in mind that horse owners are animal lovers and their is a very high likelihood that they will own other animals most commonly dogs and cats.

Today's review shows there are 5 horse properties that you can rent in Barrington Hills where horses are allowed. Prices are $2700 to $7000 a month. Choose from 3, 4, 5 or 6 bedroom homes, the equestrian facilities vary. 2 of these home-owners will not allow pets. So if you have horses and a dog or cat there are only 3 homes to choose from. All properties are in the Barrington School District.

How many additional properties in Barrington Hills can be rented that could allow horses? Currently there are only 8 homes for rent in Barrington Hills. 2 are temporarily off the market but both indicate they allow horses. There is one other that is zoned for horses but has no facilities so no doubt they do not own any and therefore do not want horses as part of their lease.

The more astonishing review is how Advertising Your Horse Property For Rent in Barrington Hills Illinois is not focusing on the right tenant! I read every write up for these properties.

  • I had a barn not included in rental.
  • 2 would not allow other pets.
  • Only one write up addressed the needs of your horses
  • All the others focused solely on the house.

Descriptions of the houses included information already available, i.e. how many bedrooms - these words should have been related to the horses and could easily have been used to describe barn size, paddocks, pasture, arena and so on.

If you want to advertise and rent your horse property in Barrington Hills Illinois, make sure the write up is addressed to the right tenant. This information is available all over the Internet and a prospective tenant will be searching for specific keywords like "Horse Property For Rent Barrington Hills" Together we need to make sure your property is found.

The Village of Barrington Hills was incorporated in 1957 although had roots from settlers as early as 1830. With history going back 60 years and more there are many established neighborhoods in Barrington Hills. There always comes a time in a property's life when it is time to call it quits.

If you ever get a chance to review all the real estate in Barrington Hills like I do, you'll find there is such a wide variety not only in terms of age but also size and construction. We still have many homes that are rather small by todays standards even though the acreage may be perfect for you and your horses, you might not like the choice of homes. Today's generation just cannot seem to live in the small homes of "yesteryear".

The larger homes in Barrington Hills can have a much longer life expectancy as long as the property is both well maintained and also brought up to todays standards with upgrades as the years roll by. It's funny when you reflect - these homes when built were the biggest and best in town yet now are considered standard sizes. How times change.

With homes that are no longer functional on lot sizes that support much larger properties today you'll see new homes in Barrington Hills are being built on established streets and neighborhoods. Some of this is due to properties being torn down and new homes built on the same lot. For others it is land that is either being sold after years of ownership to a custom home builder or individual for a custom new home to be built, or larger parcels being divided up and new subdivisions created, yet still having at minimum 5 acres. A subdivision like that is Peraino Circle in Barrington Hills, located off Lake Cook Rd and Ridge Rd in Lake County.

Barrington Hills does not really have the subdivisions many of us are used to. These are really Planned Unit Developments and have 30 houses to hundreds. Barrington Hills Established Neighborhoods can be a single street with many properties being secluded and not really part of a typical tract home style neighborhood. This is what makes Barrington Hills so desire-able. There is no better place in Northern Illinois to just get away from it all.

I explored a neighborhood over the last weekend that is mixing new homes in Barrington Hills with existing neighborhoods. Located off Lake Cook Road just past The Jesuit Retreat, you'll find Ceasar Drive which leads to Dana Lana.  This subdivision is call Dorvillee and both streets have old and new homes. There are three new homes available for sale in Dorvillee Barrington Hills and the size of the homes is in keeping with the more established properties which were built around 1970. Prices are $4,800,000, $4,890,000 and $7,275,000 offering some sizable square foot-ages, with all the features you would expect from luxury new homes in Barrington Hills.

Does Caesar Drive and Dana Lane in Barrington Hills offer the right custom new home for you? Here are some points to consider. You'll be about 2 miles out of the Village of Barrington, so a very quick drive to the Metra Station if you commute to Chicago. You are right next door to the Elementary School-Countryside and Barrington High School is also about 2 miles away with the Junior High about 3 miles. It's quiet here! Because the neighborhood was established you can see from the photo above of a home on Dana Lane that there are already well grown established trees on this lot. The three homes are move in for a quick move, no waiting 18 months or more to have a new home in Barrington Hills built. All have 5 acres so you can bring your horses too.

Homes are 2 story with full basements and side load garages. Because the zoning allowed horses you'll find some of the properties here have additional garages, stables, barns or outbuildings and those that have horses have added fences to their pastures.

Pond Gate Farms offers homes that are primarily Hardie Plank siding with some front elevations in brick, Dryvit or stone. Sizes are from about 2800 to 5000 square feet and have 4 or 5 bedrooms. Located off Penny Road south of Dundee Road in Cook County the street names are:

  • Magnuson Ct
  • Goodman Ct

All 3 streets are cul de sacs so its a great neighborhood for children as they can play outside, ride their bikes and visit neighborhood friends in relative safety from traffic. Children living in Pond Gate Farms attend Countryside Elementary School, Prairie Middle School and Barrington High School.

The riding trails are located to the east side of the subdivision, so even if you don't have horses, do not be surprised to see riders trotting along the trails once the weather turns a little nicer. Today was overcast to say the least but at least the snow is melting.
