Sometimes Your Lake Barrington Shores Town Home Buyer Will Come From Just Around The Corner


In April I was contacted by a couple looking for waterfront property. The were renting in Lake Barrington Shores and had also lived in the city of Chicago. Barrington was the area they wanted to live in and the driving force was to find a waterfront home.

It's uncanny how things happen, my buyers found me through my Barrington web site but when we connected by phone we realized we had more in common. I am English and my buyers were English. Ah ah, some-one who'll understand my lingo!

We looked at single family homes but because they liked Lake Barrington Shores we also looked for a town home in the subdivision that had a spectacular waterfront view. It's a pleasure to work with buyers that know exactly what they want and stick to it, certainly makes my job easier, but I will stick with buyers for months until they find their perfect, or even not quite perfect but nearly, home.

In July my buyers decided an end unit town home in Lake Barrington Shores was best for them. It is only a half a mile from where they are renting now. The property does need some updating and some grand plans are in progress to put in a fabulous new kitchen and master bathroom. The town home they have bought is an Augusta floor plan which has the best sized kitchen of all the models. The kitchen below will be torn down very soon.

Location is about as good as you can get for waterfront. Just outside the deck is the walking path that will add muscles to your calves if you decide to go around the entire loop-a pleasant 3 mile walk, and the lake that glistens in the later summer sun. With fall just around the corner the trees will start to change and the colors will be glorious. What a view from every room.

Summer is hot yet coming to an end and schools will be back in session before the end of the month.   • Prices range from $150,000 to $479,000

Pricing

  • Be sure your agent provides a market analysis before listing.
  • Get a market analysis update after 3 months maximum.
  • Look at your competitions pricing.
  • Price with a sale in mind - not with emotion.
  • Don't let an agent buy your listing i.e. they tell you what you want to hear.
  • It might hurt but honesty is the best policy.

Presentation

  • Location is established aside from desire for waterfront or golf course location.
  • Spruce up the entrance way with seasonal flower pots.
  • Neutral paint if you have loud colors.
  • Have a hand in selecting the best photos-make sure you get lots taken.
  • De-clutter. Yes I know you've heard it before.
  • Be absent for showings. Go for a walk or to the clubhouse.

Marketing

  • Ask agents how they are going to market homes-get them to show you.
  • Pick agents with a good online presence - Google Lake Barrington Shores real estate and see what you find. Does it draw you in or are you lost by what you find?
  • Ask agents if they attract buyers to Lake Barrington Shores real estate and if they have sold any.
  • Ask your agent to keep you informed of progress-set a schedule.
  • Test a Realtors response time to emails and phone calls. I recommend using a full time agent-they are more focused on getting the job done and will respond to inquiries promptly.

Activity in Lake Barrington Shores continues at a steady pace. The was only one closing in January of a unit listed at $269,900 and sold for $260,000 which represented a sale at 96% of the asking price. The seller held to their original asking price and sold the unit in 224 days.

During January 8 new condos and town homes were listed for sale in Lake Barrington Shores bringing the total available homes for sale to 49. Current prices range from $167,000 to $475,000.

During the last 6 months the average marketing time for all Lake Barrington Shores Real Estate listings has been 211 days. The average final list price to sale price ratio was 95% which is what we would expect. However the average sale to original list price ratio was 89%,  sellers still had to bring prices down before they got a sale.

Question - are there any units for sale in Lake Barrington Shores that are over-priced and how can you tell? Well if your unit has been for sale more than the average marketing time of 211 days, if your showings are slow to non existent, if you had many showings but no offers then you may well be over-priced. We as Realtors know that this is a very hard pill to swallow, most of us are also home owners and have seen our own property values decline.
