My clients were in town to look at homes. The plan was to come back to live Illinois from Florida to be with the family. This was to be our first outing to look at homes and so I lined up about 21 luxury homes in Barrington Hills and South Barrington to look at. My client did not expect to find a house on their first visit, let alone the first house.

Monday and Tuesday we set to work on a planned route to make the best use of time as we only had 2 days this visit. As we walked in the first house it was love at first site. Love the entrance way, the kitchen, the open floor plan, oh that waterfront view, the yard with established trees and everything so well taken care of. Hold on though we have 20 more homes to see. So off we set and viewed another 10 that day and 10 more the following day. It did not take long to find out what my buyers really loved. Waterfront! Many homes were dismissed due to location, busy roads, lack of upgrades or missing that WOW factor. At the end of day 2 we all went home for some rest. Aching feet all around.

The next day my buyers called to see if we could look at that first house today as Mr Buyer had to catch a plane that afternoon. I thank the listing agent and her assistant for being so accommodating. Mrs Buyer, Sister and Dad all came to look. This was a serious contender but there were 2 others on the short list. The next day and another request to see the home again, this time with Mom and baby. No problem - off we go. Yes we have a winner - house no 1 at 11 Eastings Way in South Barrington.



We submit an offer on the house which has only been listed for 21 days only to find that we are in a race. There is another offer on the table by buyers who had been viewing the property at the same time as us, in fact 4 times. During the course of the sellers deciding which offer to work with it seems there might be another offer coming in. In a market with an average marketing time of 230 days this amazes me and my buyers.



The great news is that we won the race and Monday closed the sale of this gorgeous home in Eastings Mere, South Barrington. A wonderful happy family is re-united and a little boy named Christian will grow up with his cousins and grand-parents all around. I wish them the very best in their new home and thank the family for entrusting me with what turned out to be a whirlwind purchase.

South Barrington Lakes-South Barringto Luxury Homes in Illinois 

South Barrington is known for it's luxury homes however there are older subdivisions that now offer more afffordable homes. South Barrington Lakes is one of those. With homes built in the late 70' to 90's prices now range from $599,000 to $1,275,000 for older homes. There is always an opportuntiy in South Barrington to buy a new home. South Barrington Lakes also offers a new home with over 7000 square feet of finished living space for just under $2 million.

South Barrington Lakes name is born of the lakes in the neighborhood, one of which is photographed below on a sunny fall day in late October. It is located between Bartlett Rd and Witt Rd with Mundhank Rd to the south and Penny Rd to the north.

South Barrington Lakes homes are situated on 1 to 2 acre lots, some of which will be waterfront location. Properties all use well and septic systems. Sizes are typically 4 bedroom homes of 3000 to 5000 square feet with basements. Most South Barrington Homes were built to last with above average construction. Things to look for now these homes are 20 to 40 years old are updated kitchens and bathrooms, newer roofs, updated floor coverings and well maintained exteriors.  Extras you might find are sunrooms and in ground swimming pools.

Magnolia Pointe-Invest in South Barrington's Exclusive Development of Luxury Homes

Magnolia Pointe is an exclusive development of exceptional architecturally designed luxury single family homes in South Barrington Illinois 60010. It is located just off Mundhank Rd, north of Higgins Rd. Magnolia Pointe is a no through subdivision and comprises of Star Lane, Saucer Circle and Blossom Court.

This is not a gated community but does have a very pretty entrance way. Waterfront Homes In South Barrington Illinois

South Barrington Illinois comprises many small subdivision of luxury homes. The entire village of South Barrington is home to about 3700 residents and has about 1000 homes. The subdivisions are small with many having only 20 or so homes situated on the 1 to 2 acre lots. Yet a surprising amount of homes are waterfront as there are numerous lakes and ponds throughout the village.

The largest of the lakes with waterfront homes is The Coves of South Barrington. Homes situated on the shores of this 85 acre lake have gorgeous views all year round. The size of this lake affords the property owners here a great deal of privacy. It is hard from one side of the lake to even see if there are people on the other side, let alone what they might be doing.



Some of the smaller subdivisions were very well built with nearly all the homes having a waterfront location. An example of this is Eastings Mere. With only 18 home sites the subdivision curves around the lake with most homes on the waterfront. Homes in Eastings Mere are only about 15 years old, many have walk out basements and sizes are on average about 5000 square feet plus basement.

Another larger subdivision in South Barrington that has many waterfront homes is South Barrington Lakes. The homes here are a little older and vary in size. The Glen of South Barrington is a gated community of homes and in the center is Lake Adalyn a large lake and again just beautiful views. Showing Luxury Homes in South Barrington Illinois-Thank you Listing Agents for A Successful and Smooth Week

South Barrington is considered to have the most luxurious homes in the Barrington Illinois area. The prices are therefore much higher than other areas and often listing agents do not use lock boxes for keys but they and the sellers prefer to accompany any showings by a buyers agent with their clients.

Relocating clients often have a limited amount of time in which to view homes as visits to the area are on weekends or they can only spare a few days at a time. For the last 2 and a half days I have been busy on a home showing marathon with relocating clients and the homes we have looked at are all in the luxury homes markets of South Barrington, Barrington Hills and Inverness Illinois. With lock boxes on the homes it is easier to show because there is a little more flexibility on time. When the listing agent wishes to accompany a showing it is only natural to want a more precise time.



I spent considerable time setting up our schedule to make sure all the Luxury Homes we viewed in South Barrington were in a logical order. I also made sure I could call the South Barrington listing agents when I was nearing their listings to give them enough time to get to the property-their time is valuable just like mine. I even knocked on an owners door to apologize that we were early but that we had to leave before viewing. The odd property we were able to get in on a lock box created a little buffer for schedule adjustments and when we had a spare 20 minutes we stopped for a quick subway.

South Barrington Illinois is located in Cook County IL and has a land area of about 6.5 square miles- it was incorporated as a village in 1960. There were about 1200 residential homes in the year 2000 with on average 30 new property permits issued every year with a peak in 2006 of 118. There is not much undeveloped land in South Barrington available for homes. Some of the permits issued are for lots previously bought by owners for future custom home building.

In 1976, Alexander Stillman donated land in South Barrington to the Audubon Society of Chicago.  The Society created the Stillman Nature center, which is a prairie preserve.  The village is also understandably proud of the fact that 45 private lakes and ponds contribute to the charm of the area. The largest is an 85 acre lake in The Coves of South Barrington.

Willow Creek Church is in South Barrington and the church owns some of the undeveloped land. A large piece of commercial land has recently been developed and is now the shopping center at The Arboretum of South Barrington at Higgins Rd and Route 59.

Apart from the obvious that it is south of The Village of Barrington, you'll find it north of Higgins Rd, South of Palatine Road with most of the village between Barrington Road on the East and Route 59 on the west. One of the first gated communities to be built in South Barrington is The Glen, which 20 years on has a few vacant lots yet to be built on. Many of the homes here were built by Harris Builders in the late 1980's and are similar in styling and size. The average home here is a 4 bedroom, 3 plus bathroom home with brick or stone exterior on a 1 plus acre lot. Full basements, some are walk-out and back up to Lake Adalyn itself.
