Deer Park IL Homes - How Long Will It Take To Sell My House?

Deer Park IL Homes - Choose From Single Family or Town Homes.

When I lived in Deer Park between 1997 and 2003 there were only single family Deer Park IL homes for sale. That's now changed as there are two small subdivisions of town homes, both close to the Deer Park shopping mall. Because they are two different types of housing the answer to the question, how long will it take to sell my house, can only be answered by seperating the two types and looking at market data for each.

Single Family Deer Park IL Homes - 2011 Market Data

In 2011 there were 18 homes sold in Deer Park. That does not seem to be very many. Of course there may well have been some sales in Deer Park not accounted for in the report because some Realtor's seem to think putting the address down as Barrington is better. I disagree and not just because it will skew my report. Many buyers want Deer Park because it is such a nice place to live. Of course I would say that, I loved living in Deer Park. We moved to Florida in 2003, came back in 2004 and could not find a suitable home to buy from all the Deer Park IL homes for sale.

Back to the market report. In 2011 the average  market time for single family homes was 224 days. The list to sales price ratio was 93% average. Average list price was $564,308 and average sales price $523,190.

front of town homes in Deer Park estatesThere were 7 sales of town homes last year. The average marketing time was 144 days. The average list price was $420,400 and sales price $392,143 representing a list to sales price ratio of  93%.

Interesting to see that all Deer Park IL Homes sold at 93% of asking price. Town homes sold in less than six months which is certainly good news for sellers. Single family homes are taking longer and I expect that tend to continue for a while. Be prepared to wait 6 to 9 months to sell your Deer Park home in 2012.

There are currently 21 Deer Park IL Homes for sale, although I bet some have Barrington as the address and are not showing up.

Buying Short Sales Might Test Your Patience To The Core

 

I am so very happy for my buyers who closed their purchase today. It has been a long ordeal and certainly tested their patience. I am just thrilled to see them with keys in hand at last. Finally they can move forward with their city to suburbs relocation.

When we first met they had a little boy of two and a newborn. These two little guys are now four and a half and the youngster was three today. Sometimes it does take a long time to find the house you want. Going back to when we met they did find a foreclosure and made an offer but it did not work out. We kept searching but the foreclosures that we looked at were just not right.

So we took a little time off and came back with renewed energy the following year. We found a short sale in Deer Park they really liked but the price was a little too high. We discussed with the listing agent an offer we could put together but I could see it was too low for market value and we were not surprised when they said no. So we kept on looking and looking. Most of this was online because my buyers lived in Chicago and trips to the burbs was time consuming.

A year goes by and now the price of the original short sale has come down $100,000. We discuss an offer and go and see the house. Much discussion later our offer is ready and we submit and have it accepted by the seller. While it is being prepped to send to the bank by the seller and his attorney, my buyer has his inspections done and submits his mortgage application. Then we wait. We wait nearly four months and finally get the short sale approval from the bank.


This has all been relatively easily so far. Now it is time to speed up the loan officer and get the mortgage approval. This part did not go so well and we get ever closer to the date we have to close by. It does seem this was left much too late and so as each day passes with no approval we start thinking extension request. I am not surprised we got a flat no from the bank. They gave us 60 days to close and will not give us even one more day.

It seems everyone knows what needs to be done but no-one is communicating why we are not making progress. My buyers stress levels are rising, his patience has long run out. I can tell by our daily conversations he is pushed to his limit. I have to try and keep him thinking positive. Not easy when that deadline day is now only three days away. Sunday was a nice day. We met at the house after five months to do a final walk through. Our closing is scheduled for Monday February 28th, the last day we can close. I still have not seen a clear to close commitment from the loan company and so the day before closing we are still biting finger nails.

Monday arrives and there are still things that need doing. Without a loan commitment we have not ordered the plat of survey. Normally the sellers pay for this but on a short sale the buyer does. We know about an encroachment from looking at a previous plat. This was raised early on and has been taken care of, thanks goodness.

At the closing table we are still waiting to know of the mortgage loan is approved. In the end it was and all docs are signed, with an approval to insure against encroachments if the survey is in by Friday.

While the paperwork is taken care of, I re learn how to make paper planes. Of course at 3 and 5 these boys know that Dad has games on his IPhone so want to see what I've got. We play bursting bubbles, moving blocks and all sorts. We draw Star Wars, wiggly arms, zappers and lifesavers

Final Price for this short sale in Deer Park was $550,000 for this 6 year old brick home. I am worn out and I know my buyers are as well  but with a happy ending it’s time to move.

Deer Park Illinois
is a small village that shares the zip code 60010 with other villages in the Barrington area. We do get buyers that specifically look for homes in Deer Park Illinois but commonly buyers will look at comparable homes in other areas.

During the year 2010 how many home sales did Deer Park Illinois close and was it more than the previous year? Well the answers are: 2010 had 32 Deer Park home Illinois sales and 2009 there were 24.

What was the average marketing time for Deer Park home sales for both years? In 2010 the average marketing time was 211 days, which was down 80 days compared to 2009.

In 2009 the average sales price of homes in Deer Park Illinois was just short of $465,000 and for 2010 it was just short of $508,000.

So not only did we see an increase in Deer Park Home sales, we also saw a reduced time on market, and an increase in the average sales amount. So what does this mean for buyers and sellers in Deer Park. Clearly there has been an increase in demand for homes and this was also seen in other areas of 60010. A decrease in marketing time shows confidence as does the increase in pricing.

So if you are thinking of selling in 2011 are you going to increase the price of your home? Of course the knee jerk reaction is bound to be yes, but you should not assume that prices are rising. Market data reports are only averages and do not tell the story about your Deer Park home. You'll need to hire a competent local Deer Park Realtor to find homes that are comparable to yours to find the market value of the home. Then you and your agent can factor other variables in such as, how quickly do you need to move, are there any positives or negatives about your home that a market report cannot adjust for, i.e. recent upgrades, busy roads, 3 bedrooms not 4 and so on.

Pricing homes for sale in Deer Park is not an exact science, so we rely on finding recent sales to guide us. There is little point on using current listings because they have not sold and may well be over-priced. Your Deer Park home will sell but it is the market that will tell us how much for. If you over-price it from the start you may well lose your best chance at getting a buyer, because they'll look at the others.

Deer Park now offers town-homes in Deer Park Place and Deer Park Estates both of which are very close to the shopping mall. These developments are nearly closed out with only a few homes left to sell. Prices of these units have been adjusted down from the original release pricing but I still see units considerably over-priced. This is when buyers of Deer Park homes need a competent Deer Park Realtor to help them establish market value.

Deer Park Illinois is a very beautiful village with established landscaping, historic village farm, a small community atmosphere and yes you'll find both the deer and lots of parks. Home prices range from the low $400s to just over $1 million. There are a few vacant lots left in Deer Park for dream homes and some new construction.

Welcome to Deer Park IL - A Park Like Village with an Upscale Shopping Mall and Good Schools

Deer Park Illinois is a village with about 1000 homes and shares the zip code of Barrington IL. It is true that many people collectively consider Deer Park to be part of Barrington but it is not. Deer Park is a village in it's own right with a village hall. Deer Park Illinois was established as a village in 1957. There are about 3100 people living in Deer Park Illinois and residents can enjoy the park like setting they live in and nearby Cuba Marsh.

The Village Hall is located at Vehe Farm just off Cuba Road. Vehe Farm is a centennial farm of Illinois and was recently restored and provides the community of Deer Park with a multi-use facility. In the spring and early summer you'll see the local children playing soccer matches on the athletic field, the barn is available for conferences, meetings, social events even weddings. You might be surprised at all the things that go on at Vehe Farm. There is a butterfly garden, a chicken coop, areas for picnics, a wetland area and even a cross country ski trail.

The primary type of real estate in Deer Park is 3 and 4 bedroom single family homes on 1 acre lots. Most of the homes were built in the 70's and 80's so landscaping is well established. If you walk or drive through some of the subdivisions you'll notice all the open areas, parks, tennis courts and play grounds for residents. Add to that all the larger ponds and small lakes you'll understand why they called it Deer Park. Of course the Deer are here too but they do tend to stay in the marsh and wetland areas.

Homes are very commonly Georgian or Colonial style. Above is a very typical street style and many of the subdivisions flow into one another, so riding bikes is relatively safe for kids, and evening strolls with pooch are away from the noise and traffic of main streets. There are 2 small town home complexes in Deer Park offering 3 and 4 bedroom homes very close to both The Deer Park Shopping Mall and also Route 12 making it easy for commuters to hop on Route 53 south and on into Chicago.

The Deer Park Shopping Mall opened in 2000 and provides residents with boutique style stores as well as some larger retailers like Barnes and Noble Book Store. You'll find Gap, Banana Republic, Pier One and GNC to name a few of the more known names as well as Harry & David, J Crew, Pac Sun and other smaller specialist retailers. Deer Park Shopping Mall has a number of restaurants both fine dining and casual as well as Caribou Coffee, Panera Bread and California Pizza Kitchen. Century Theaters are here at the south side of the mall and after your movie you can hop over to La Haciendas for dinner. The Shopping Mall is still expanding with new retails units on the south side filling in with new retailers. There is also office space on the perimeter of the area.

One of the larger public parks in Deer Park is The Charles E Brown Park located off Long Grove Road which has a baseball field, basketball court, soccer field, tot lot, tennis courts, benches, walking trails, pond and parking. Recently the area surrounding the pond was cleared of old brush and restored to a grassy area for better views of the pond as shown below. You'll always find a variety of birds here and it's a great place to just sit and unwind. If your kids need to let off steam there is room for them to burn off all their energy here. There are 13 named parks in Deer Park and most of them are within the subdivisions providing excellent play space for families.

Children living in Deer Park IL attend 2 different school districts. Lake Zurich Schools and  Barrington Schools. Both districts have excellent scores cards. Deer Park has often been referred to as a great village in which to raise a family and I heartily agree. When we moved to Illinois in 1996 we bought our first US home in Deer Park and stayed for 6 years. Most of the homes are about 20-25 years old but there is opportunity to build your custom dream home on the few remaining lots. Below is a new home built on Wildrose Drive. It's funny because before they built on the road it was called Bobwhite Lane. Although a cul de sac it meets up to the original Bobwhite Lane which is in The Squires subdivision on the other side. Perhaps it was going to be a continuous road, who knows.

Wildrose Drive has one lot left and Wellington Homes are advertising a custom home for you. If new is not for you Deerpath Estates offers 3, 4 and 5 bedroom homes with prices from $600,000 to $1,100,000. Styles are varied with colonial, traditional, Georgian, a few ranches and even contemporary. Some of the homes on Laurel Drive and Wildrose Drive are waterfront with a nice sized lake in the center. You'll see little beaches and paddle boats are allowed. It's not big enough for motor boats. The local bird life can often be seen in the area and I have seen the Deer come to drink.

Below is a typical street here in Deer Park IL where there are a lot of cul de sacs. Many of the small subdivisions join together with only 1 or 2 exits to the main roads. This makes Deer Park IL a great place for raising families and when I lived in this part of Deer Park IL my boys were very young. It was safe to take them on a bike ride and as they got older I had no qualms about letting them go off and ride on their own. They could ride bikes or scooters around many streets without ever going close to a main road.

As I drove around this neighborhood, hoping the sun would finally poke it's head through the clouds, I noticed how big the park was. In addition to the tennis courts the green grass park area is big enough for active toddlers or soccer mad pre-teens to run wild and there is certainly enough space for flying a kite. As the spring settles in we will lose the soggy ground and dull grass and new shoots will bring life to the park area again.

If you are in the market to buy a home in Deer Park IL-Chapel Hill currently has 2 homes for sale both with 4 bedrooms. The average home here is about 3000 square feet, with 2 or 3 car garages and basements. Children are very close to the schools at Lake Zurich just along Cuba Road. Shopping at Lake Zurich is closeby and The Deer Park Shopping Mall is only a few minutes away. For commuters to Chicago you'll probably drive into Barrington to catch a train or hop on Route 53 south to get on I90.

If you are in the market to buy a home you are likely going to run into some short sales. You might have heard some scary stories, even been advised that you should not buy homes listed as short sales. Much of these scanarios are born of fear or lack of knowledge. Before you decide whether to pursue a short sale here is some general information to guide you.

  • Short Sales will require approval from all lien holders - banks, personal liens, home owners associations.
  • It is the seller that decides whether your offer is right to submit to the lien holders for approval - not the other way around and not the listing agent alone.
  • Short sale approval can take time - allowing 120 days is a good ball park time but be flexible.
  • Short sales are not being bought for pennies or even 50 cents on the dollar.
  • Some concessions maybe given but are usually for the seller - i.e. non paid property taxes will be paid to date.
  • Writing very low offers is a complete waste of everyones time as is demanding a 30 day response.
  • You do not have to be in competition with other buyers - there is a simple way to make sure only your offer is submitted to the lender for approval.
  • Mortgage contingencies are expected but home sales are usually not.
  • Be prepared to have skin in the game - commit to the seller and the seller will commit to you.

The 2009 Real Estate Market for Deer Park Illinois.

is home to primarily single family homes on 1 acre lots with homes built in the late 60's through today. Less than 10 years old are the Deer Park Town homes subdivisions located on Long Grove Rd next to the shopping mall.

These statistics are based on Deer Park being the named village in our MLS. Sometimes a listing Realtor will name a property as being in Barrington, so there may be some sales missing but this is beyond my control and likely will not affect the sales data much anyway.

Single Family Homes sold on average in 270 days. 18 sales.
Town Homes sold on average in 354 days. 6 sales.

Single Family Homes sold at  93% of the final list price - 88% of the original list price.
Town Homes sold at  97% of the final list price - 85% of the original list price.

The average sale price of a single family homes in Deer Park was $578,000, and of a town home $425,000 Lowest sale price was $262,000 which was a foreclosure and highest $848,500. The were no short sales and only 2 foreclosure sales.
