Inverness Illinois Property - My Final Market Report for 2011

We are three weeks into 2012 and my Inverness Illinois Property report is my last to wrap up the year for 2011. As I have compiled the data it has shown some interesting facts. If you have the time and desire to read all my reports they can all be found in my market report category. Now back to Inverness Illinois property data.

Inverness has both single family homes and attached homes so I'll break the report down so we can get a true feeling for what's going on. I'll lump the zip codes together though. Inverness Illinois property shares zip codes with Barrington and Palatine.

Inverness Illinois Property-Single Family Homes

Simply this shows me we have too much inventory and therefore sellers are having to take a lower percentage of their list price. Many other areas in Barrington are inching back up towards the expected 95%, Inverness not so hot.

We've got a lot of inventory and sales certainly slowed down in the second half of the year. Market times are long for the active listings, although those that sold faired pretty well at under 6 months.

Inverness Illinois Property - Townhomes

Attached homes are selling at a marginally better percentage than single family homes but the market times not so good. Some of our attached homes in Inverness have been listed for a long time.

I think it's fair to tell you that Inverness town homes have not been singled out, town homes in most of the Barrington areas are taking longer to sell than single family homes.

Things to watch for in2012 are Inverness Illinois property selling faster and at a higher percentage of asking. That will be the sign of better things to come. More About Ranch Homes in The Barrington and Inverness areas of Northern Illinois

Ranch homes are my favorite style of single family home. I lived in a ranch home in Deer Park for nearly six years and when we moved to Florida it was obvious we were going to find a ranch home. We lived in Florida for 9 months and were just about to start building our custom ranch home when we had to come back to Illinois. For now I live in a two story home but we are saving again to buy another ranch.

So what is a ranch home here in Barrington and how does it differ to others? Well if I take you out to Texas or Colorado a ranch home is likely to be a sprawling property on hundreds of acres of land the emphasis being on the cattle or horses raised their. Well that's my perception anyway.

Here in Barrington and Inverness a ranch home really refers to the single story living. The main level is where most of the primary living accommodation is and most will have some kind of basement. Generally speaking ranches in Barrington and Invernessare scattered among the two story homes, we don't have subdivisions of only ranches with the exception of South Barrington which has an active adult community at Regency in The Woods of South Barrington.

Advantages of a Ranch Home.

Not everyone likes ranches and may not see these features as benefits but for me and other ranch lovers they certainly are.

  • I love having all my main accommodation on one level-this can be a benefit if you have an aging or disabled person living with you.
  • Basements, huge basements, plenty of space to build more accommodation. No lack of storage space-did I say huge basements?
  • If you can find a Florida style ranch the master bedroom is on one side of the ranch with the secondary bedrooms on the other side, I have seen a few in Barrington like this but mostly the bedrooms are all together.

Disadvantages of a Ranch Home.

  • Some people want the bedrooms away from the living areas and so two story homes make more sense.
  • The footprint is bigger than a two story and the same size house will take up more of your lot, not really a problem in Barrington or Inverness as we are on 1 acre or more for most properties.
  • Construction cost. As the footprint is bigger the foundation cost is more and the same will go for the roof trusses. bear this in mind is you want new construction, you'll likely pay more. For existing homes it seems to even out over time.

Barrington and Inverness Ranch Homes for sale.

As of today there are 106 ranches for sale in the entire Barrington and Inverness area with prices from $80,000 to $2,295,000. Most of the more expensive and hence larger ranches are in Barrington Hills. View all the ranches currently for sale.

Inverness Homes For Sale and Sold - Market Report from Your Buyers Agent

I haven't forgotten the Inverness homes for sale and sold market report due at the beginning of October and I do apologize for the delay. Sometimes things just get in the way, I am sad to say our family suffered a loss and we have all been dealing with that in our own way. Edward Guest was my Father in Law and his passing in England was not unexpected but always a timely reminder of how important both family and life is.

Before we delve into the data, have you looked out the window recently? It's a beautiful time of year with all the trees reaching their peak colors. I've got some Maple trees that are already bare, and some just turning,  my pear trees are still mostly green. Burning bushes are burning red and my white pines have shed their last year needles and are standing strong beside the Colorado Blue Spruce ready for the winter onslaught.

Our Viburnums have thousands of berries and it wont be long before they are covered in snow like my photo taken last year. Another reminder of how precious life is because it passes so fast.

Inverness Homes Sold

In the last 3 months there have been 24 homes sold in Inverness Illinois. Rather than give you the long list here you can find them at my Inverness homes sold page where they are all mapped out for you.

Lets look at the list price to sales price ratios. Both detached and attached have an average of 91%. Until we see this number start climbing back towards 95% we know it's still a buyers market. The average sales price to original list price is only 87%, meaning price cuts were needed from the original list price before a sale was achieved, another indication of being an Inverness buyers market. Even though we all hear and read good news and climbing sales in the media, these are just baby steps on the road to recovery and we still have some bumps ahead of us. The good news is how low our interest rates are. You might want to look at refinancing.

I've updated the quarterly charts for Inverness from last month, for average home price sales there's barely a change. For attached homes I did not have this graph ready last month but the average sales price has dropped due to mostly lower price units selling in August and September.

Inverness Homes For Sale

There are 147 homes for sale in Inverness. Another 20 are under contract at one stage or another. Last year we had 75 homes sold in Inverness. This year to the date of writing which is almost a full 10 months, we've had 63. If those 20 under contract all close by the end of the year we are up a little but as some maybe short sales and might well extend into 2012 lets be conservative and go with the same number as last year 75. That means there is almost 2 years of homes inventory for sale in Inverness Illinois, and that's not good.

Based on all these numbers Inverness is not out of the woods yet, not by a long shot. Patience is key and pricing is still critical.  What more can I say? Location is Inverness, could not get any better, so curb appeal needs looking at, upgrades and great decor will help, but your home will not sell if you cling to hopeless asking prices.

If you've been on the market 3 months or more, ask for a new Inverness home estimate (CMA) from your agent, make sure you are still priced right. If you are considering Inverness as a place to buy your next home, why not consider hiring a buyers agent at the same time. Inverness Illinois Real Estate – Market Report June 2011

This is going to be a simple report for Inverness Illinois real estate based on the sales for the last 6 months for both single family homes and attached homes. Below you will see two simple charts, showing the average sales amount of single family homes in inverness and the monthly sales volume. The sales volume is low because every year Inverness only see about 70 sales. On average that's 6 per month.

Why quick and simple-well I am a little behind but did not want to completely miss Inverness, so will do a better report next time around. Of course for a more in depth look into the real estate market in Inverness, skip on over to Inverness Home Values and request your monthly report.

Let's start with Single Family Homes in Inverness

Sales appear to be climbing slowly every month but I do expect this to peak after September. The average sales price is fairly consistent for Inverness Illinois at just under $600,000, meaning some of the higher priced homes are struggling.

Now let's look at Inverness Illinois Attached Home Sales.

There aren't as many attached properties in Inverness. Choose from Inverness on The Pond,  The Shires of Inverness, Ashbury or Maison Du Comte.  For luxury townhomes Weatherstone is my favorite. There are about 1.5 sales per month with an average sales price running at about $400,000.

Trying to get these done today. Cannot believe we are at Wednesday already and the day is wrapping up. At least it is getting lighter every evening now, we can almost drive home from work in daylight. So what’s happening in Inverness, is it similar to Barrington? It appears so!  We have more homes listed than last week, the same amount under contract and 2 homes closed.

I am going to pst a new weekly report for the 60047 zip code, that will really give us three to compare as the year unfolds, might give us a better picture. I feel positive so far that 2011 will see many people moving.

Inverness is often considered by buyers looking in Barrington as the homes are similar but I like to seperate them out as Inverness does have more townhomes. I don’t get to show townhomes in Inverness often, in fact it has been over a year. Seems folks still like to have their own yards for the most part. Are you looking for townhomes? I took the photo below last spring in Inverness On The Pond, a gated community of homes in Inverness Illinois as the swans were nesting and it made for a very pretty view from the homes that back up to the pond.

Inverness is often considered along side Barrington because the homes are very similar in age, size, and lot size. It is not as big as the Barrington area but does share the zip code of 60010 in the northern part of Inverness. Why? Well Inverness does not have a post office so half is served by the Barrington post office and the half by the Palatine post office. The other zip code is 60067.

Another oddity is the schools. Half of Inverness attends Barrington schools, the other half Palatine and Fremd schools..

The one thing Inverness has that Barrington does not is a better choice in Townhomes. The Shires of Inverness is all townhomes, Inverness on the Pond has limited townhomes, then there is Ashbury, Weatherstone and now the new Maison Du Comte.

One of the prettiest gated communities in my area is Inverness On The Pond which is located in Inverness Illinois. This community is home to about 400 resident families, lots of ponds and therefore geese, ducks and swans. I visited Inverness On The Pond to take pictures of a home that has unfortunately gone into foreclosure. I provide these for the banks when asked and give them an estimate of property value. Although today was not sunny it was nice to see the trees in bloom and the grass and shrubs are greening up nicely.

Inverness Illinois
is home to primarily single family homes and most of the homes in this gated community - called Inverness On The Pond for very good reason - are also single family homes. There are a few townhomes here. Ownership is condominium which does mean they are condos. It is a type of ownership not a type of property. To you this means that your association is responsible for exterior maintenance, yard care, snow removal, for which you will pay a monthly assessment fee.

Access to this gated community is off Roselle Road just opposite the Inverness Golf Course entrance. Inverness On The Pond has a guard on the gate so only residents, service providers and those with appointments can get inside. This affords the residents with both security and a peaceful neighborhood.

Look at the swans on one of the ponds. Such majestic creatures - Mama to be is happily sitting atop her nest which no doubt has several eggs and signets will be here soon. There were a few Mallards around and both these birds live in relative harmony. The Canadian Geese were not around and generally do not get along with the swans very well. Swans are used as a deterrent to the Canadian Geese.


If you live at Inverness On The Pond you can take a leisurely walk around the gated community with a safe place for kids to ride their bikes away from constant traffic. Children will go to Marion Jordan Elementary School, Walter Sundling Junior High School and Fremd High School.

There are approximately 400 homes which were built in the 1980's. There are many ranches here which appeal to buyers like me with bad knees-too much skiing in my younger days! There are some 2 story homes. Construction is brick and frame and most homes have 2 car garages. Square footage ranges between 2000 and 3000 square feet. You'll find mostly 2 and 3 bedroom homes and full or partial basements are common. The townhomes are available in single story ranch style and 2 story.

An average real estate tax bill is $8000 a year and an average monthly assessment is $500

Currently there are 5 homes for sale with prices from $353,900 to $393,500

There have been 5 sales in the last 12 months - one of which was a short sale. As a matter of interest the short sale took 3.5 months from the date of contract to closing day. This is very representative of short sales and the length of time it can take to close - so if you are considering buying a short sale in any part of Inverness Illinois be prepared for a wait.

The average time on market for the other 4 sales was just 75 days which is far below the average for the area. List to sale price ratio was 94%. So if you are ready to sell, make sure your preparation is good and your property is show ready and you should expect to receive an offer withing 3 months.

Braymore Hills is a subdivision of luxury homes in Inverness Illinois - You can search for other homes in Inverness IL in USA but not Inverness in Scotland.

Braymore Hills in Inverness IL is a large subdivision of 147 luxury homes and lots situated around Braymore Lake.  There are five distinct parts to the lake as well as four ponds and open spaces. The subdivision is well designed so many of the homes are waterfront properties. The roads undulate and wind through the subdivision which can be accessed from Barrington Road or Bradwell Road.

One is listed as a property to be constructed upon contract, two are newly built move in ready homes, the others are re-sales. Homes here range in age from new to 20 years old. There is one vacant lot for sale at $499,000 for an acre which requires a home of no less than 4500 square feet. Also available are 2 homes for rent.

It was a cold day today in Braymore Hills - Inverness and as you can see from my photo below the lakes have already frozen. It is not usual in December to have weather cold enough to freeze the lakes but with  some sub zero temperatures of late it is hardly surprising. Today's temperature was 14F, last week it was -1 - I am sure with a few days of warmer sunny weather the lakes will melt some but not for long. It certainly looks like a winter wonderland.

Homes in Braymore Hills are typically all brick and stone on one acre plus lots with a minimum of 4500 square feet and some homes are much larger. Many of the homes have brick or stone entry ways - some with gates. Look for 4, 5 or 6 bedrooms, 4 or more bathrooms, 3 or 4 car garages, homes high on a hill which provide for walk out basements with walls of windows looking out over the lakes. A few have in ground swimming pools, and one available home has an indoor pool. Don't be surprised to see gyms, huge kitchens with commercial stoves, granite in kitchens, bathrooms and laundry as some of the luxury features of the homes here in Inverness IL - Welcome to Braymore Hills.

Are there any short sales in Inverness Illinois - Yes but at time of writing there are none in this subdivision. What about foreclosures in Inverness IL? Again yes but no bank owned homes in Braymore Hills at time of writing. Records show one home currently in pre-foreclosure. If you need to sell, the average marketing time for this subdivision currently stands at 522 days on market. There has only been one sale that took 433 days. This is much higher than the average time for other luxury homes in and around the Barrington and Inverness area so when pricing, make sure your Inverness Realtor looks for comparable nearby homes sales to find the right listing price. Basing your price on other listings will not help you.
