Kildeer Real Estate - It's All Single Family Homes

The Kildeer real estate market is not a big one, so producing an array of charts and graphs every month would have zero meaning. Much better for me to write about the Kildeer real estate market for the whole year in 2011 and focusing on what sellers really want to know. Here are some facts on the market for the entire year of 2011.

  • There where 42 home sales in 2011.
  • Average list price was $611,950
  • Average sales price was $568,948 which represents 93% of asking price.
  • Most activity was in the 4 bedroom home sales which accounted for 30 of the 42 sales.
  • Average marketing time was 339 days.
We all hope that the time for selling your home will come down and nudging the list to sales price ratio up to 95% would be good too but these stats should prepare you if you are going to sell your Kildeer real estate in the near future.
 
Kildeer real estate - luxury homeKildeer is a small town in Lake County, occupying less than 4 square miles, with just over 4000 residents and just about 1100 homes. It's known as a luxury home market but as you can see from these numbers the majority of sales are of 4 bedroom homes around the $600,000 mark.
 
You will not find any condos or town homes in the make up of Kildeer real estate, it's nearly all family homes on 1 acre lots. So if a countryside feel is what you would like, Kildeer might be the right choice for you. The styles of homes are Colonial, Georgian, some contemporary, and much of the newer homes are larger brick and stone properties.

Kildeer Real Estate Market - Are Market Times Declining?

Kildeer's real estate market is small.To date this year we have closed 42 sales. 37 of the sales were detached homes, the other 5 were vacant lot sales.

So what I wanted to do was have a look at the sales over the year to see if there is any apparent change in market times, and are they declining. Why would I do this? Simply because it's almost December and although our winter with snow will be in full swing for the next 3 months, many home owners that need to sell will list their homes for sale from January 2nd onwards and I assume might like to know.

As with most charts and graphs there are always some eyebrow raising anomalies. If you look at the chart above you'll see in October the Average Market time for Kildeers real estate sales was nearly 1000 days. In fact there was only one sale that month and the property took 944 days to sell. Wow, now that takes patience! I took a look at the property to see why. Usually it's because the house backs to a busy road, or it's a non conforming house, but not so. pricing was an issue as it sold at 75% of the original asking price.

I don't think I can tell you the average marketing times for Kildeer is following a trend, clearly it's not. If you want a number, it's 310 days average over the year to date.

The list to sales price ratio though is better falling between 88% and 95% for the most part. Again the average number over the year to date is 93%. Based on the original list price it's lower at 84%, so price cuts needed to sell.

I hope this gives you a little insight into Kildeer real estate market for this year and what to expect if you are ready to sell your Kildeer home.

Kildeer Real Estate - Market Report 2011 v 2010

A small town in the northwest suburbs of Chicago, Kildeer real estate  is primarily higher end homes on 1 or more acre lots but I searched the internet this morning and found it lacking in market reports. So for those interested in Kildeer real estate this will be the first monthly report and you'll be able to come back for updates every month.

So let's think about what you would like to know. I'll try to cover it from both the buyers and sellers perspective. Sellers usually want to know market times and whether prices are going up or down, and buyers want to know if it's a good time to buy. So here goes with those answers and some more.

As I said Kildeer is a small town and therefore the sales each month are not the best indicator of trends. It's better that I compare the entire year to date with the same period in 2010. This graph does just that. Sales in 2010 totaled 44 homes, and so far in 2011 we are at 28 so currently we are a little off last years numbers by about 4 sales.

The question is will we catch up and sell more giving an indication of a positive market or less. Let's see how many Kildeer homes are under contract today. Well there are 9 which will bring us to 37 so my feeling is we might just hit the same number of very close to it.

What about list to sales price ratio. Well for the entire year of 2010 the average list to sales ratio in Kildeer was 92%. So far for the year 2011 we are at 93%. Of course that's not based on original list prices. If I factor that in we'll drop to about 85%. So sellers are still making price cuts to bring in buyers in Kildeer.

Average marketing time last year was 251 days and this year so far is 296 days. So Kildeer home sellers are still struggling to find buyers. When it comes to marketing your Kildeer home for sale, let's not forget the basics. Lots of crisp clear photos, virtual tours and a good write up. Without those the rest will not have any effect at all.

One of my agents has a client relocating to our area. A home was found and the home inspection and Radon tests ordered. After the minimum 48 hours for the Radon tests the report was delivered. A quick scan of the report had my agent's eyes popping out of her head. There were 2 readings one for a slab location and the other for a basement location. The readings were 16 and 41 respectively.

She called me up to see what the highest reading I had ever had. I have seen many readings around the 5 to 9 range but nothing like this. One might be forgiven for thinking the equipment was wrong but when you read the monitors results over the 2 days it fluctuates and the highest number we had was 58.

Suffice to say the buyer did his homework, spoke to Radon specialists and decided to cancel his contract. I was so surprised I wanted to do a little homework and whilst Radon can be mitigated I had decided if I were him I would have canceled as well. The risk of lung cancer increases at an alarming rate if your Radon levels are high. Example: If you have a reading of 20 then you have a 3.6% chance of getting lug cancer. If you smoke it's even higher.

The recommended levels are 0 to 1.9, safe is 2 to 3.9, and everything else should be considered as a health risk. So do yourself a favor, when buying a home, have a Radon test, it is not something to be lightly brushed away as insignificant.

This view of the large pond in Prairie Creek Kildeer IL shows a calm and warm spring day and there were a few ducks in the distance gracefully out for a swim. I also saw plenty of birds hoping and hovering by the pond. I think they were a little wary of me by their home but it is clear they like it here.

Kildeer IL has homes built from the 1960's to today. Prairie Creek Kildeer IL is one of the newer subdivisions and still have a few lots available for your custom dream home. Right across the street from this subdivision is The Ponds of Kildeer where homes are on similar sized lots but are a little older. More established neighborhoods are Farmington and Pine Valley. Kildeer does not occupy much land space it is a small Illinois village but has it's own village hall and police force that also serve the residents of Deer Park.
