With 6 months of the year behind us this market report on Lake Barrington Shores shows how well condos and town-homes in the gated community are selling. Lake Barrington Shores is a gated community of 1317 homes situated around the lake and a full golf course. Folks love to buy in Lake Barrington Shores because it is not just about the maintenance free homes it's more about the lifestyle. If you decide to look for a condo or townhome in Lake Barrington this might be just what you are looking for.

With the golf course, community center, club house, lake, walking paths, barbeque on the beach, tennis courts and more there is always something to do for all generations. Lake Barrington Shores condos, town-homes and duplexes are condominium ownership, which means you'll own your home plus a share of all the common areas. Lawn care, snow removal and exterior maintenance is included in your monthly assessment fee.

So how are sales so far in 2010?

With 22 sales, 3 of which are foreclosures we have 88% non distressed and 12% distressed in the first half of the year. There have been no short sales closed to date in 2010.

You'll get car transponders as well for access through the gates.

Living in condos-townhomes-duplexes sounds boring-yet not here. These condos-townhomes-duplexes have the most beautiful setting in the Lake Barrington area. With 1317 units available in Lake Barrington Shores there are always plenty of choices for sale or to rent.

Currently there are 68 homes for sale with prices from $159,500 for a 2 bedroom, 2 bathroom condo all the way up to $460,000 for a 4 bedroom, 3 and a half bathroom townhome. There are a lot of different floor plans, many units have basements-Standard-English-Walk-outs are available. Choose from a golf course lot, a waterfront home or duplex that backs up to mostly forest.

Lake Barrington Shores Real Estate-Condos and Town Homes For Sale in this Gated Golf Course Community

Over the last 2 days I have spent much of my time in Lake Barrington Shores either looking at condos and town homes for sale with clients or attending home inpections for homes my clients have decided to buy. Based on my personal experience in the last two weeks Lake Barrington Shores is an in demand gated golf community in Lake Barrington.

So why is Lake Barrington Shores Real Estate popular?  First let's discuss the lifestyle. Look at the grounds as shown in these photos, think about a very large lake for leisurely boating and fishing - a club house with 2 swimming pools-one indoor - a fitness center - conference rooms and ballrooms - the 18 hole golf course - walking paths through-out the community - beaches and outdoor grills along the shoreline of the lake - a bike riding path - well now perhaps you can imagine that this is a little like being on vacation year round.

One of my clients has decided to buy a Lake Barrington Shores Townhome and this is the spring view from the front of that home. Many of the condos and town homes are located on small cul de sacs like this and the landscaping is gorgeous. Although there are no flowering trees or gardens during the winter there are towering evergreen trees providing some very pretty scenes with the snow so your view will never be dull. The landscaping companies are out in full force adding mulch - weeding - trimming and tidying up.

Residents whether real estate owners or renters have full access to Lake Barrington Shores Clubhouse. The view above shows the back of the clubhouse across from one of the many ponds and is where the outdoor swimming pool is with a big area for relaxing. It was almost warm enough for the umbrellas to go up on the picnic tables but the pool is not yet open. I expect in May if our weather holds they will open it up but for now the indoor pool is the place to be.

If you enjoy wildlife there is plenty of it in the gated golf course community of Lake Barrington Shores. Be prepared for deer-geese-squirrels-ducks-chipmunks and more. As i was sitting a home inspection I watched Mr and Mrs Mallard duck wandering across the back of the home no doubt on their way from pond A to pond B. And then comes along Mr Mallard no 2. I wondered if he had a crush on Mrs Mallard he was certainly in a hurry!

On an April day the weather here in Lake Barrington Shores was glorious. At 65F with the sun high in the sky the lake was beautiful. The trees are in bloom or halfway to full leaf coverage and now all you can see are the rooftops of the homes across the water. The Canadian Geese were pausing on the beach. Looks like he wanted to go back to swimming and she was heading for some grass for lunch.

Lake Barrington Shores Real Estate - Golf Course Condos and Townhomes - January 2010 Market Report

Activity in Lake Barrington Shores continues at a steady pace. The was only one closing in January of a unit listed at $269,900 and sold for $260,000 which represented a sale at 96% of the asking price. The seller held to their original asking price and sold the unit in 224 days.

During January 8 new condos and town homes were listed for sale in Lake Barrington Shores bringing the total available homes for sale to 49. Current prices range from $167,000 to $475,000.

During the last 6 months the average marketing time for all Lake Barrington Shores Real Estate listings has been 211 days. The average final list price to sale price ratio was 95% which is what we would expect. However the average sale to original list price ratio was 89%,  sellers still had to bring prices down before they got a sale.



Search Lake Barrington Shores Real Estate

Question - are there any units for sale in Lake Barrington Shores that are over-priced and how can you tell? Well if your unit has been for sale more than the average marketing time of 211 days, if your showings are slow to non existent, if you had many showings but no offers then you may well be over-priced. If you listed the unit for sale last spring, prices have fallen since then so your price if too high at that time will cewrtainly be too high now. We as Realtors know that this is a very hard pill to swallow, most of us are also home owners and have seen our own property values decline. However if you have to sell, holding your price if it is too high is not going to bring you a buyer.
