Lake Zurich Real Estate - Sales of Single Family Homes

A review of the Lake Zurich real estate market for 2011 reveals some leveling off. When I said flat lining I did not mean dying, I was refering to the ups and downs of sales over the last 5 years and where Lake Zurich real estate was in 2011.

For this report I am not comparing to previous years, after all we all know the markets have been depressed, so why rub salt in an open wound. Instead I wanted to look at sales over a 12 month, 6 month and 3 month period to see if it was getting bettor or worse. This chart reveals what to me appears a stabilizing market.

Take a look at the following chart and especially:

  • Average homes sold per month.
  • Monthly Supply of Lake Zurich Real Estate.
  • Average Market Days
  • Average list prices and sales prices.

Every marker shows stability. The average amount of Lake Zurich homes sold across the year is pretty much 15 a month. We have give or take 8 months supply of homes. The average list to sales price ratio is very close to exactly 95% all the time.

Lake Zurich Real Estate Market Times

Throughout the year our average marketing time has fallen. Although home sellers might not be happy at the flat line of average sales in Lake Zurich, the mere fact that homes are selling in less time can point to the expectations of an increase in prices over time. Don't get too excited though. I may be saying Lake Zurich real estate prices might increase, but to expect an instant change in the market is too optimistic. As I have said in many of my year end reports, positive gains will start at some time, but they will be slow, very slow and steady.

Criticizing Realtors Does Not A Good Lake Zurich Realtor Make

Twice in this past week I have been exposed to some jaw dropping criticizm. It wasn't that the criticism itself hurt, I am thick skinned enough to ignore it. It's the mere fact that other Lake Zurich Realtors think they know better and proceed to ram that down another Realtors throat. Here are the two instances.

Market Reports

The way I write my market reports is my way. I decide what to put in and what not. I try to make it easy for my readers to understand. It's not an exact science, it's just simply extracting data from my MLS and presenting it the way I want. Just because another Realtor thinks differently does not make mine wrong. So I will continue to write my Lake Zurich market reports my way, with my graphs.

Property Descriptions

One of the things all Lake Zurich listing agents do is write a summary of the property being listed. I have always thought the best way to describe a property is in a story book fashion. You know, like in kids books you see a picture and there is a description underneath. Each picture is a mini story and collectively you see and read the whole book.

Our MLS has a limit on characters, so once a story idea is formed the listing agent will try to focus on extracting from the story.

One of my agents, Eileen Mattison, writes wonderful property descriptions, I am seriously jealous of her ability to extract and present the best points of a home. She paints great pictures in words. So when she gets "told" to change it and literally presented with the alternative text to use, I feel that's just downright disrespectful. Gosh did they ever consider that the listing agent and seller discussed and agreed what to use?

Regardless, we all do things differently. That does not make one right and one wrong. There are so many features to a large home, we'll all focus on the points we think are best, or the seller wants highlighted. If you feel like criticizing, please don't; please keep it to yourself, for some Lake Zurich Realtors, this can be very hurtful.

Lake Zurich Homes - Market Report Snapshot January 1st to September 28 2011

I know, I could have waited to write this Lake Zurich homes report for two days and then we could include all of Septembers data, but I doubt it'll really make much difference. There are 171 homes for sale in Lake Zurich, the lowest being $70,000 and the highest $779,000. We've also got 35 Lake Zurich homes under contract, prices from $65,000 to $626,900. So it seems to be pretty active, but let's look at sales this year to date and then do a quick comparison to last year, just for Lake Zurich. graph showing yearly Lake Zurich home sales

If we look at the Lake Zurich homes sold this year to date and compare to last year for the same period it's 147 2011 to 151 2010. I am not sure if it could be any closer. Last year in total there were 192 Lake Zurich homes sold which includes condos and town-homes. With 35 homes under contract in Lake Zurich, if they all close this year we'll reach a total of 182 leaving 10 more sales to reach last years total. I think it's fair to say the market in Lake Zurich is steady. In fact it's feasible we could go higher than last year, maybe reach 200 sales. I am certainly encouraged by those numbers.

You can read a little more about Lake Zurich or a quick synopsis would be a family oriented town with great schools, parks, a beach, large library, lots of shopping and athletic facilities, a fabulous lake for boating, fishing and ice fishing - oh and don't forget a very wide variety of Lake Zurich homes in all price ranges.

Lake Zurich Area Real Estate Including Kildeer, Hawthorn Woods and Long Grove: Weekly Market Snapshot – February 28th 2011

This is the last report for this week and is a little late as I am plagued by our Internet service going on and off today.  Rather than do a separate report for each of the 60047 areas, I have only done one to cover all four areas: Lake Zurich, Kildeer, Hawthorn Woods and Long Grove. It gives you a clearer overall picture with enough data to see some trends.

Lake Zurich is likely to have the most of these listings and sales as it has a bigger population that the other three smaller villages. It offers home buyers mostly single family homes at the lower end of the market whereas the other three have a higher median price range.

Oh by the way, Median means middle, not average. If you had 5 numbers and let's say they are 4, 6, 7, 7 and 90. The median is 7, the one in the middle, the average would be 23. We use median to give you an idea of what the middle house will cost you. From this example you can see why we don't use average.

So the median price of a home in Lake Zurich is $259,000. The median price for the other three combined, because they have similar priced homes, is $616,000.

Lake Zurich Real Estate Market Data-Single Family Homes-2010

In 2009 there were 171 sales of  Lake Zurich Single Family Homes. So how well are we doing in 2010, are we on target, has the median price gone down, is the marketing time more or less?

In 2009 the median sales price for Lake Zurich Single Family Homes was $277,000
In 2009 the average sales price was $300,334
In 2009 the average marketing time was 190 days.
In 2009 the list to sales price ratio of all the homes sold was an average of 94% of final list price.
In 2009 the list to sales price ratio of homes sold was 89% of the original list price.

The lowest sale in 2009 was $35,000 and the highest in 2009 was $799,900. This was Lake Zurich Single Family Homes only and did not include land or commercial properties.

Now lets compare 2010 to date:

In 2010 there are 176 sales of  Lake Zurich Single Family Homes to date.
In 2010 the median sales price for Lake Zurich Single Family Homes is currently $285,000.
In 2010 the average sales price is currently $301,707
In 2010 the average marketing time is 189 days.
In 2010 the list to sales price ratio of all the homes sold is currently an average of 94% of final list price.
In 2010 the list to sales price ratio of homes sold is 90% of the original list price.

The lowest sale in 2010 to date was $72,450 and the highest was $759,507. The was Lake Zurich Single Homes only and did not include land or commercial properties.

Search for all Lake Zurich Properties if you are interested in buying, there are lots to choose from and interest rates seem to have calmed done a little from recent weeks.

Sales this year over last are very similar, currently only a difference of 5. Median price has increased a little but again numbers are very similar, as are average marketing times and list to sales price ratio. In summary Lake Zurich's real estate market data shows stability at last. We are still a buyers market, however it appears we are no longer declining.

Lake Zurich is not a town with many townhomes to offer but we do have a few gems. Sandy Point Townhomes in Lake Zurich is one of those areas. Sandy Point is accessed from Rand Road and has Lake Zurich as its backyard. Most units have walls of windows across the back bringing light in and allowing for awesome views of the lake in both summer and winter.

Sometimes you can find waterfront homes at less cost and Sandy Point in Lake Zurich provides just that. These townhomes were built in the early 1990's and provide 2 or 3 levels of living space with slabs or walk out basements, 2 or 3 bedrooms, 1 or 2 car garages and beautiful views.

This photo was taken with a zoom lens from the opposite side of Lake Zurich on a clear early fall day. You can see there are boat docks and yes a small Sandy beach. Form this beautiful picture you might not realize how close to Lake Zurich for shopping this is. Grocery, restaurants and more are very close by as are the schools.

At the time of writing there are 2 units here for sale, one being a bank owned home, and one unit for rent. Prices are from $251,800 to $309,000 and the rental is $1,900 a month. If you like waterfront homes, fancy a little ice fishing in the winter of water skiing in the summer, Sandy Point of Lake Zurich has one more thing you'll love, stunning views.

Looking for office space. In front of this townhome complex there are 2 office buildings also in Sandy Point.

Press Release: Launching Custom Word-press Site - Theme Based Custom Design For Lake Zurich Real Estate Agent

Last week Corinne Guest was able to launch her third web site and blog aimed at the Lake Zurich area. Again she decided to choose a Word-press blog because you are able to have both a blog and static pages on the same platform. It does not matter what your business is Corinne highly recommends the Word-press platform as a way to promote yourself online. Hosting is not expensive and there are hundreds of themes to suit every possible business and more.

Corinne is even showing her son how to use it to promote his employers motor bike shop. Studio Press has a theme just for cars and bikes, pretty sharp. You can Google Studio Press, they have a lot of themes for all different business types.

Corinne choose the Agent Press theme by Studio Press but wanted it to look different so had a designer customize it for her. No-one else will have this theme because the photographs are Corinne's and her designer created the header using selected photos of the area. The back ground in the widget area has a nice crackled effect which fades as you scroll and the color blue, well that's Corinne's fave color. Lake Zurich residents should recognize the townhomes across the lake and the boardwalk.

The designer created all the widget buttons, they will be linked as soon as Corinne has perfected those pages. For real estate agents Word-press joins with IDX Broker to provide IDX plugins. So again Corinne has the IDX being crawled by Google. This week she will be adding the quick MLS search buttons which will take visitors to pre-set searches again using the IDX.

Now Corinne has a site targeted at the Lake Zurich area and will be working on SEO again to get her page one rankings. Of course the links she'll provide from her Lake Zurich posts here on Active Rain will help with inbound links, the IDX will help and on page SEO writing too. Once again Corinne thanks Kathleen Allardyce of Build Real Estate Results for the design. Her company is also providing some custom written pages for Corinne about the Lake Zurich, Kildeer, Hawthorn Woods and Long Grove areas which offer a wide variety of real estate to buyers.

Cedar Creek of Lake Zurich IL is a subdivision built in the late 1980's and early 1990's. Located just south of Route 22 and west of Quentin Road the homes are in a variety of sizes and styles. You can choose from 2 story homes, split levels, a few ranches and some of the larger homes have brick elevations on the front.

The street names on Cedar Creek in Lake Zurich IL are:

  • Cedar Creek Drive
  • Fern Road
  • Fern Court
  • Berkley Road
  • Knox Park Road
  • Hidden Creek Road
  • Stone Avenue
  • Thistle Lane

Typical homes in Cedar Creek are 3 or 4 bedrooms, 2 or 3 car garages, partial or full basements and square footage excluding basements is between 2000 and 3000 square feet.

Homes are nicely spaced with good sized lots at the front and rear of the homes. Sidewalks are great for young kids to ride their bikes and when the trees fill in with leaves Cedar Creek Lake Zurich IL is a nicely established a pretty neighborhood to live in. Children attend Lake Zurich schools. Sarah Adams Elementary School is within walking distance during the warmer months, you can catch a bus if you feel like a ride. Kids travel on the bus to get to Lake Zurich Middle School South and Lake Zurich High School but both are only a few minutes away if the kids are involved in after school activities and need Mom or Dad for a pick up.

At the entrance to Cedar Creek Lake Zurich is a nice sized pond and Knox Park is on the west side of the sudivision. I am sure it will not be long before the soccer games start up and there is plenty of space for watching a game and having a picnic.

In the last 6 months there have been 2 foreclosed homes sold in Cedar Creek Lake Zurich and 1 short sale. The average marketing time for the other 4 sales was 145 days. 3 of the 4 sales had to reduce their asking price before they sold. The one sale that was priced right sold in 70 days. Cedar Creek Home sales were at 95% of final list price and 88% of original list price.

Other important things to consider are curb appeal, and condition of home inside. Be sure that your home is available to show any day of the week and it must be clean and tidy. Buyers have eyes like eagles and will spot dirt, grime and untidiness a mile away.

Prior to 2004 Lake Zurich did not have many town homes to choose from. That changed with the new subdivision called  Concord Village Lake Zurich which has more homes that you might expect by looking at it from either entrance.

is a new development bringing yet more town homes to Lake Zurich IL from Pulte Builders. This is easy to find being right off Route 12 just north of Miller Road and  opposite Wynstone Subdivision.

Town Homes at Meadow Wood are available as new construction with prices starting $264,000. You can choose from 2 or 3 bedroom units.
