It is a glorious day in North Barrington today. With tempratures in the mid 70's, a gentle breeze and not a cloud in the sky, what better day to show a new listing to a buyer client of mine.

We set out at 11am to see a home in North Barrington on a large lot. The home has the right amount of space for my buyers-not too small and not too large. Many of the homes in the North Barrington are just too big for 2 empty nesters. A mental checklist told both the buyer and myself that this might just be the perfect property. From entering the home and seeing the expansive views it is clear we are off to a great start. The kitchen is just fabulous, all upgraded with new cabinets, stainless appliances and gorgeous granite; and with contemporary clean lines this is just their style. A fabulous deck off the kitchen, the back of the home is just a wall of slider doors and windows. The views are breathtaking! Bedrooms are very nicely sized, bathrooms are upgraded, hardwood floors are new and unmarked. The lower level pleases almost as much as upsatirs.

The owners obviously love nature and have a dedicated Habitat for animals with multiple bird feeders, ponds and water bowls for the animals. My clients also love nature so this really does seem like a match mead in heaven. North Barrington has a very country feel and with a lot of trees homes are often times completely hidden by the established landscaping..

selling north barrington homes and overcoming objectionsYet we have an objection that stops my buyers in their tracks. What possibly could it be and how are we going to overcome it. First I have to remind my buyers that if they object to it then likely when they come to sell buyers at that time will have the same objections. Although this property has almost 5 acres at the back is a very busy road. As we stand on the deck all we hear is the constant traffic on a road that is a very busy north to south route with cars, trucks and semis. So no it is not quiet and it never will be.

So how can a North Barrington seller overcome an objection of this magnitude. Simply they cannot. You cannot make a road go away and even though the traffic cannot always be seen it can be heard. So the seller must wait until a buyer comes along that both loves the houses and is not bothered by the road.

Clearly for my buyers it is a deal killer. I suggested we could petition the village to close the road but the likelihood of that happening is zero. We laugh but we move on.

My job as your buyers agent is to make sure you are absolutely in love with the home you want to buy in North Barrington.

Road noise is an issue for many listings...sometimes the road appeared after the seller purchased!    I often encourage sellers to spend money on a "real" fountain...one that has a loud splashing effect, so that the road noise isn't so paramount, when outside on a deck.
